Hi Everyone

I recently went answered a craigslist post and went to a seminar presented by Rockwell Financial. Long story made short, this is a work-from-home position originating mostly FHA loans, where you either have to call your own "contacts", cold-call or buy your own leads, i.e., Lending Tree, etc. If anyone can give me an idea on what splits to expect, if this is a viable idea in todays market, or anything else I should know, I would appreciate it.

Happy Thanksgiving:)

How much experience do you have as a loan officer? If you do not fha background then you need to be in an environment where you can be supported and counseled by people who have the experience to get these loans approved, underwritten and closed. FHA loans are political entities and have many idiosyncracies. You can throw a rock and find plenty of people willing to fill out an app but knowing how to get them approved and closed takes experience.

Hi Boubonduke- I have no loan experience, but I will get all the support I need from this company- one of my questions is, if I am supposed to buy my own leads, what kind of split should I ask for?

With your level of experience go to an office. It is impossible to get all the support you need from home when you are new. As far as the split, the more commission to you the less incentive for support from management. Someone has to be paid to spend time with you.
