Anther strategy to FSBO's, offer your open house signs to them. Or offer to help pre-approve thier buyer. I also have offered to do paperwork for a set fee if the obtain the buyer.

If you try to help them, they might use you n the future and not see you as a "vulture" Also getting their buyers is a chance at more leads for you.

Something else I do, is I ask them if they would pay me a commission of 3% if I brought them a buyer.


PS this 900 second thing is gettin gon my nerves :)

For what I have seen most FSBOS are over priced and the buyer on them always want it at below market because the seller isn't payng commisssion

The best fsbo program I ever saw was where they offered how to sell the home yourself seminars and save the commission.

The people that showed up you would put them on a e-mail and mailing list followed by mailing out to people that request information on your website.

In addition to information you would offer to put a free picture of there fsbo up on your website.


The KEY and beauty of this system is you are not FIGHTING the fsbo.

Antime you tell them they can't do something they will fight it an dig in. The goal is to encourage there thoughts and give them the tools to try themselves knowing about 90 percent will fail.

WHO will most turn to when they realized it was harder than they thought?? The broker/agent that helped them of course.

Even if they were one of the ten percent that successfully sold themselves most will feel the need to reciprocate and give you business to make up for the free commission they saved with your help.

You have to let the fsbo learn thtough self-discovery and the come to you.

A friend of mine uses this system and does very well. I have never liked fsbo's so I didn't go that route.

i used to work the fsbo's before i jumped to expireds. i think you will/can learn more from a fsbo because they are easier to get ahold of and they speak to more agents (over time) and you can learn to overcome objections faster!

i offered exclusive agency to them to keep from playing the ---i will be here to help until you decide to use an agent game--- it got me in the door presenting and listing them faster than offering to help with anything.
