I've gone a few rounds with them also. I live in a very rural area, and finding comps can be really frustrating. I go outside the area, and lets face it the whole western half of my state is rural. My whole county only has a population of 37 thousand. I think that may include some of the dogs.
I had to do an interior for them. Nice home on 2 acres. QC came back and asked why I didn't use comps an agents used on a previous report. I researched the comps to find out they are on .14 and .15 acres...not two acres like the subject. I called QC back and explained this. Wait a minute they say, I have to check with my supervisor. Oh yes they say this is a superior report no problem. DUH.
On another report, they came back and asked me why my solds were more than six months out. I read to them what was in the report explaining this, and they said they couldn't believe that I was being called on this. Another big DUHHHHH.
BTW how many of their employees does it take to read a single report?
Sometimes I feel like it's a big game and they just want to stump the agent and make us work harder than we have to for the paltry sum they pay us. I work hard on my reports, and I've told them that. I've also had a few orders that were reassigned from other agents, because these other RE experts don't have a clue...and use residential comps to value a rural property. Or just don't even know how to do a simple CMA.
