My first closing felt pretty good and I was proud of myself for getting through my first deal. I did not think to make a copy of my first check, so I cannot recall what the amount was. I have my stub somewhere. Anyway, when I finally closed on my first deal I was like "that's it?" Pretty much the buyers agent called me and said "we are expected to close on Monday". They actually closed a few days later and I get a call with the agent congratulating me. Again I was like "that's it?" Felt kind of strange. I am use to seeing the Realtor shows where the agents go to closing. LOL. Shortly afterwards I felt kind of numb realizing that the buyers agent who had a 3% split made a lot more then my 2 % split and small referral fee I had to play the asset company. I also realized that unless I received another listing or sold one. That I would not be making any more money.

I can't remember how much my first check was, but I do remember the address of the house. The buyer was someone I met at an open house and ended up selling him a different house. He was one of those people who was scared of everything, didn't understand anything and always had someone he knew that knew more than me. The whole transaction I was calming him down- it was ridiculous. The agent on the other side was a very seasoned agent in my town, and I knew she could tell it was my first deal. She was so nice to me even though I tried to pretend like I knew what I was doing. She and I had a good laugh about it a few years later.

on edit: it is because of her and how nice she was to me, I try to pay it forward and be nice to agents who I can tell are brand-new, even though they try to hide it.

Wow! I can still feel the chill bumps. I started as a part-time agent and my first client was my co-worker. We closed aproximately one month after I became licensed. That one check was more than a month and a half of my base salary. I knew right then it was just a matter of time before I made the leap to fulltime. Funny thing is....I still get that feeling after 10 years.
