Was curious how you all scrub expireds or FSBO's agains the Do Not Call list?

Fortunately I have enough business coming my way from REO clients that I don't have to chase expireds or FSBOs anymore!

Having said that, there are subsription services available for that purpose. If you are working for a larger agency your broker might already have a link to one of them available for you to use.

I use REDX but 99% of the expireds in my market are on the DNC list. Ive been using the program for 5 months now and I am not renewing after next month. Its a good program because it gives you updated mailing addresses for expireds but I cant justify paying $60 month for addresses and a bunch of DNC phone numbers.

Can you call FSBOs on the DNC list just to inquire about whether they're protecting selling agents?

It is my understanding that you can call them to ask permission to show their property but not to solicit their listing without having a recent prior business relationship.

I consider it to be a grey area where one comment can lead to another (i.e. How did you arrive at your asking price?, If I can sell it will you pay a commission?) and soon you are at risk of violation.

If they are on the list I would suggest passing them up.

But is the only way to "get" or scrub the list by subscribing to a service? or is the information available someplace else?

States use to have a dnc list but abandoned it when the federal one was adopted. I beleive there is a federal website where you can check the numbers yourself.

It's easy to get around you call and ask if there house is still available. If they ask why hadn't you shown it sooner when it wa slisted you can say I didn't have a buyer looking in this price range and style of property until now.

You get out there and establish rapport and then go for the listing. All the DNC says is you can't solicit them over the phone it says nothing about once your in the house.

Forget about "scrubbing".
Just call.
IF, and I do mean IF they get angry, just say sorryhaveaniceday, hang up and keep it moving.
