Safeguard not all that great here either. On some of my listings, safequard was responcible for all aspects of preservation including electricity. It seems to me, if the power had been off for over a year, they would not pull the permit to get it back on. But again, this company is only as good as their local reps. I have started being a very annoying squeeky wheel.

While it's kind of nice not to have the big cash outlay, I would almost rather take care of everything on my listings so I can control it.

I received a listing from USRES the other day and of course did the occupancy check right away. I let them know I thought the property was occupied at the time but planned on going back to verify again since it was fairly late at night. They went ahead and assigned the bpo, rekey, etc the next day. So I emailed the am and reiterated this home is occupied and that I was going to go back today to try to make contact. I left my letter on the door to contact me etc, and let the am know there are animals and is FOR SURE occupied. He emailed back and his only reply is "Call the police".

The current occupants have been served and the eviction process is in process per our county's recorded document website. I have not had to do an actual eviction yet as either the properties have been vacant or have been successful on the cfk.

So is the am for real? Just contact the local police dept and have them meet me out there to remove the people or what? I plan to get a hold of the am tomorrow morn before doing anything of course but would really appreciate some input.

Sounds like they may have thought you meant it was occupied by animals, unless your email reads different than your post.

With sentences in your thread like "the property was occupied at the time but planned on going back to verify again since it was fairly late at night" I get the impression that you may not have been completely clear. Because my thought is why would you go back to verify that a property is occupied during the day when most homes are vacant, when you already verified that someone was there late at night?!

Maybe you meant something different, and so that is why I think maybe the AM thought there were just abandoned animals occupying the property and calling the police to have them removed sounds like a viable course of action.

Gotcha.

Yes I probably was not clear in my post. When I did the initial occupancy check it was around 9pm on Sat night. But did see lights on and thought I saw someone moving around. I used my cell phone to get on Res.net and enter the property was occupied while near the subject property.

Late this morning I logged onto res.net and noticed there were tasks for rekeying this property as well as doing the interior bpo, pictures, etc. So that is when i emailed the am letting him know this property is occupied and that I cannot do the rekey, etc even though it was noted as being occupied Saturday on res.net. I did mention I was going to go back to the area today for other reasons and would stop by to check again for signs either the people vacated over the weekend and try to make contact. The am then said to let him know what the situation was.

I was there around 6pm this evening to post my letter since I could not get anyone to come to the door. This time being so close to the home I did hear dogs inside. It also sounded like some scurrying going on the hard wood floors but hard to say if it were the dogs or someone inside. The dogs didn't sound like they are little fellers =(.

Once I was back in my truck I emailed using my cellphone again to let the am know the home is for sure occupied and there is at least 2 dogs inside. That is when he replied to call the police.

I would just let the AM know that you can't call the police without doing an eviction first. Maybe he's getting you messed up with another file.
