I'm a little perturbed with them right now...had a request for a DB. I drove to the property which was quite a ways and found a huge sign saying it was private property, no trespassing, violators prosecuted. I even couldn't see the house from the street. So, I take a picture of the sign and email it to my contact explaining the situation.
She replies that I still need to complete the bpo and if I don't it will be reassigned. I emailed them back and said that I will not complete a bpo on a property I can't see. I will not guess as to the current condition, etc, especially since this is in a flood plain and could have been under 10 feet of water earlier in this past spring.
The bpo was reassigned. I just don't get them.

Living in a rural area this happens to me on a weekly basis. You just have to do the BPO based on the information you have, and put it in your notes that you were unable to view the property, and the condition is unknown. Its really the same as if you can see the subject, even if the exterior looks good, the inside could be gutted..

Most companies will tell you that if you cannot see the Subject from the road, to put the condition as average (if they use that) or good and compare to other like properties as best you can. Haven't you ever done a drive by, the front looks A-Okay and then you do the interior and the inside is trashed and the back is a disaster in the making?

Funny, I just did a drive by yesterday and the front appeared well-maintained, this property was situated on a corner parcel and the back was viewable. Man, talk about day and night. The back yard was a disaster, although the structure itself was in good condition, the back yard did not match the front. I wouldn't be real surprised if the interior has not been maintained.

Yes, I have done BPO's like that. One was missing the entire back of the house but the front looked okay. If I hadn't driven behind the building in the alley I would have never known.

I guess my point was that with the severe flooding that we had this year and with this property being in the flood plain it may not even still be there. I did a bpo on a property a few weeks ago that was also in the flood plain and half of it was missing. I guess I am just not comfortable enough saying something about a property that I haven't actually seen. I just won't put my name on it.

They have reimbursed everything I have submitted. I'm going to skip the final utility (it is less than a dolar, not really worth the time). Previous payment was based on an estimate that more than covered the usage at that time: and nearly covered till close.

Use caution with them, i submitted invoices through the AM, who forwarded them to the accounting department and copied me on the forward, the accounting department replied they would like them in one pdf and i complied. They never submitted to the investor and have told me I am too late. I sent copies of email and the accounting clerk said i cut and pasted them together. Meeting with our company attorney this week.

I had to resubmit as a single .pdf starting partway through an assignment from them for Citi. I did all future ones that way and had no problem, other than the typically long wait, getting reimbursed.
