I've always wondered this... and why on Sunday?
Is it becasue of the sunday newspaper ads, that most people don't read and ignore?

I've done both Saturday and Sunday open houses. Sundays typically work better. My thought is that on Saturday, people make all their weekend plans, have kids' soccer, etc. and are just running around doing all their "weekend stuff".
On Sunday, people usually have Church, but after that, they don't tend to have a lot of plans and can take a few hours to tour homes.

Try holding one on a Week Day and see who wanders in . . . . People who got no Jobs (to put it in the vernacular) and No Money. Or those that are just plain Independently Wealthy.
I suspect more of the former group than the latter.
I do have one Guy who has a foot in each of the two groups . . . . he has had a premonition that he's going to win the Publisher's Clearing House Lottery, so he's havin' to look now while he's planning. Has to go to EVERY Open House just to be ready !
I know this from his parking himself in our Office for hours at a time.
Who am I to break his balloon ?

I agree with Kevin. I have done open on Saturday & Sunday and most of the traffic I have gotten is from Sunday.

The Realtors in my area actually moved open houses to Thursday evening last fall. The idea being that open houses were just providing a form of entertainment on Sundays, and that only the serious buyers would show up on Thursday nights. The older Realtors were trying to make it possible to have Sundays off. We still had people show up on their way home from work, but it got pretty scary sitting in an empty house as dark fell. Needless to say, it was an interesting experiment, but we're back to Sunday open houses. I don't care if I'm hosting a form of entertainment or not, I'd much rather have a house full of people when it's light out, then an empty house and two prospective buyers when it's dark.

i would loose a listing before i will give in and hold it open! i tell them from day 1 the reason for open houses...
i know that i have posted it before, but here it is again.
an open house is a way to apease a seller and find unrepresented buyers. neither of them have anything to do with the actual sale of that particular property. there are easier ways to find buyers and apease sellers.
S elling a home is perhaps an even more stressful process than buying a home. First of all, you’re going to have many Realtors® vying for your listing. They’re going to try to tell you all the great things they’ll do to sell your home. Chances are many agents will try to tell you how much they’ll advertise your house in house ads (which we’ve already dismissed as useless), and they’ll also try to convince you by pulling out the old signs from their trunk and promising an Open House every weekend until the house sells.
Now, let’s see how closely you’ve been paying attention. Remember how house ads only serve the real estate agents’ interests? Now, think about an Open House. What does it bring into your home? It brings a steady stream of people interested in buying a house – not necessarily your house, mind you, but interested in some house in the near future. And as a Realtor® always on the lookout for the next client, it sure is nice to have people practically wave their hands and say, “Hey, look at me. I’m interested in buying a house and I don’t have a Realtor®.”
Basically, the Open House is another lead-generating tool for Realtors® that requires you to leave your house for a day while complete strangers take an unsupervised tour of your house and possessions. The truth of the matter is less than one of 10,000 people who walk into an Open House actually buy the house. It requires a great sacrifice on your part while providing very limited results.

In my market the Saturday Real Estate section of our State Newspaper is larger than the Sunday section and we (my team) have recently started holding Saturday 1-4 Open Houses instead of Sunday OH's. It is working great and we are getting good traffic.

open houses were probably needed years ago when people did not have pics of the house displayed on the internet. imo in todays market tehy are a waste of time.

This Google Custom search may do a better job of searching the forums for some keywords than the old forum search does. The results do not include threads from the Asset Managers Forum however. To search that forum you will need to be actually in the Asset Managers Forum and you will need to use the old forum search below.
