OK, this one is by popular demand. In another thread I mentioned that at a new REO I always find a barbeque grill left behind.

What do they always leave behind at your properties?

I think every REO I've ever had that still had a stove in it, has had a pot on the stove with some type of food in it. It's always something stinky, too - like tuna.

Pennies. Old shoes/boots. Coat hangers. Lately, a spate of DVDs or CDs with no jewel case/container. Lovely stained mattresses. Mail/bills/newspapers scattered everywhere. Phone books. Pizza boxes. Plastic cups from convenience stores.

- DirecTV or Dish Network dishes/remotes (no receivers).

- Clothing/shoes (always smelly too!)

- Light fixtures with no bulbs (I think some of these folks only own one light bulb and take it with them when they leave!)

I'm going to 2nd KT's list for the fleas and porn and add cigarette butts, empty cans (beer or pop) and my new favorite thing to find - litter boxes (this is a new thing for me, but I've found them at my last 2). \:\)

I've actually found a few things potentially useful, and tempting. Hair clippers (for my dog), crockpot, mitre box. But it skeeves me to even think about touching most of what I find...food, dishes, clothes, coins, cigarette butts, unopened mail, yep, litter boxes too. Even the skeletal remains of a dog (at least, I think it was a dog...not much left but the hair and poop on the floor).

Worst I've seen in an actively-marketed REO...the toilet bowl with about 10 dead mice in it.

Reminds me of the active REO I found with an unflushed toilet that had been used - heavily with no water to flush it! Stench in the entire house was unbearable

Not an REO, and not that common, but.....I did an order on a certain former quarterback of a certain NCAA Nat'l Championship team's home. It was an exterior, but he told me it would be unlocked (in the boonies) so to go ahead and go inside and check it out if I wanted. I figured while I was there, what the hay - big mistake.

So just off the master bedroom, there was a small office with a storage closet in the eaves - about 8x8 - filled with porn and adult toys. And when I say filled, I mean stuffed. It looked like he was about to open a store, there was so much!

That was creepy enough, then I head out and catch a glimpse of what had to be about 2 lbs of pot just sitting on a plate on the dresser.

Ahhhh, good thing that full scholarship to a Div I school really propelled this guy to an adulthood filled with such contribution to society....

BBQ grills every time.

Lawnmowers at about 75% of houses (a riding mower at a listing I got yesterday!)

Boxes of nails, paint, paint rollers.

And for unusual, I did an occupancy check on a listing today that is finally vavant. I had it rekeyed and there were 33 (we counted) red biohazard sharp containers completely full of needles. And a huge box of "sample" packs of Zoloft, that expired in 2004. There had to be 40 boxes. Then we came accross paxil and a few others. We're guessing the previous occupants were diabetic and pharm reps.

Last year I had one with a dead dog in an upstairs bedroom and 2 skinned deer carcasses hanging in the garage.
Evidently, the guy died somewhere away from home and had no family to check the house. SInce the house was attached, I couldn't figure out why a negihbor didn't know about the dog left inside.
The property preservation guy wore a hazmat type suit for this one.

Porn, especially at evictions in low income areas. Sex is cheap entertainment (at least for most of us)

The Ab cruncher or some other similarly lame piece of exercise equipment.

Tweeker houses are fun and easy to inventory. Disassembled TV; disassembled stereo; disassembled moped; disassembled DVD player; disassembled printer etc etc, lol

bicycles...with one wheel missing or flat tires. An unusal item I found recently was a wood baby crib which was in pretty nice condition.

Furballs that you cannot identify.

Old old crusted clothes, old blankets, clutter.

Piles of mail (including mortgage bills).

Remnants of rehabs gone bad.

Pennies, lots of pennies. An occasional dime and a good day a quarter (i'm still talking change here). A couple weeks ago I found a gold dollar, boy I was excited. It does not take much to put a smile on my face.

Family photos, books, toys, birth, marriage and certificates. I have found starving pets, fish frozen in the aquarium and thousand of mice living happy off of dozens of boxes of sugar coated cereal which was left behind.

Chairs (usually the plastic type). Bar or breakfast bar stools or chairs.

Old phone books, especially those delivered to the door by the yellow pages company. Old HOA magazines (at the door).

Water hoses. Old flip flops or sandals.

Shampoo and other bathing supplies (I take those home... yeah right!).

Condoms and rubber gloves.

Speaking of rubber gloves, I just bought a box of 100 from Walgrees the other day. I can't believe I've gone into some of the places I've gone without them.

Let's see... Carelton Sheets, "No Money Down Program" info. There was one period a few years back when it seemed like every other interior bpo I was assigned had the program left in it. It was almost like these folks were trying to prove a point. Recently I have noticed several homes with funeral pictures left in them. I kid you not, pictures of corpses lying in caskets. I don't understand some people. Why would they do that?
On a lighter note, I had a field services inspection recently in which there was a complete workout bench inlcuding iron weight plates in nearly new condition. I left a note for the preservationists to call me before they trashed it, and I will take it off of their hands. I doubt that I get a call, because, that equipment was in perfect condition.

How about a half-full pool with hundreds of live wolf spiders in the water?

My buyer was interested (it wasn't my listing) but it turned out to all be in a flood plain. So I never figured out how the best way is to get rid of the spiders....

Some places stock pools with little fish that eat bugs as a mosquito contol measure. Maybe in your area they use spiders?

JGizzi's post about bicycles reminded me of another one a few years ago in Florida.
Detached garage was full of bicycle parts in boxes, mostly frames, but a few handlebars and wheels.
Had the PP company clean it out. About a week later, get a call from a neighbor about a broken window on the garage. Someone broke out the window and threw 2 more bicycles into the garage, frames with one wheel. Called the cops to make a report and got the world's dumbest cop. I wanted to report the vandalism. He was more concerned about the bikes, like I stole them and broke out the window. I had to prove I had a key to the garage.
Wasted two hours on it.

old trophies (like bowling) I have seen piles of moldy animal skins. I found a closet full of fireworks. One of the strangest was about 25 bags of toe nail clippings. lots of toys and clothes and porn.

I have found lead crystal at almost every one. Also the same Igloo cooler! I have gotten iron lawn furniture, wicker furniture, case of French wine, quilts, pots and pans(in the boxes). Sets of china, DVD surround system, lots of floor cleaners and vacs, lawn mowers, hammock, Old 70' rock albums (300) and lots more. I think everyone here just walks off! Internet relations involed in a lot of them!

The weirdest thing I have had to deal with so far is a house I just put on the market. A previous resident was a nun and there was an alter in the upstairs bedroom. In the closet in that same bedroom were her remains (in a vase, of course). I asked the trash out company to take them to a local catholic church so they could take care of them properly.

I found an urn while doing a rehab on one of my properties. How can you move out and forget grandma? I took the urn to the police station where it was ultimately decided by several policeman that the best course of action was to use it as a paperweight. I asked if I could sell it on Ebay and they said "NO!".

I didn't see it, but my trashout guy said the garage had trash bags full of rotten meat from the freezer in it. I guess they were opening the bags to see if anything good was in 'em.

New breed I agree,the last one I got was empty I mean empty.All appliances gone,water softener,water heater,all kitchen cabinets, all vanity mirrors,toilets, the attempted to remove counter tops,
the shower heads, and of course every light bulb in the place. I then found out that they were building a new house so they probably just re used everything they took!

I have a listing right now with a sign taped on the fridge (that the previous owner left behind, the sign was for our benefit) it says, "Under no circumstances open this fridge. We warned you!"

It's been listed since October with that fridge still in it. The bank did not want a trashout, because the fridge was the only thing left in the house. The previous owner wrapped duct tape around the fridge multiple times. My AM always jokes that maybe theres a dead body in there.. but really, maybe there is? eeww

Auburn, a buyer for that property would definitely benefit from a good buyers agent that will include a contingency that the sale excludes the fridge and it must be removed!!

Auburn ~ maybe a HazMat team should be called out there. It would be worth a few bucks not to have to show it with the house. Then the floor beneath if can be cleaned. [Can you imagine what it looks like underneath right now? Ugh.]

At least if HazMat takes it, they can open it somewhere safe and find out what's in it. You never know but there could actually be something in it beside rotten food, something that doesn't belong.

Worst case scenario, it could be a bomb. I wouldn't take too many threats these days lightly. People are getting pretty upset about losing their homes and rentals are in short supply so most have nowhere to go. I'm seeing more and more destruction as the foreclosures escalate out of control.

Just a thought. Or two.

I once had a property assigned to me with blood stains on the carpets in three bedrooms where the husband killed his wife and two children. Sickening.

It did sell to an older couple from the area that knew it happened and said they had no problem living there.

Satellite dishes. Hmmm...which one is the repo?...the one with four satellite dishes on the roof.

TV remotes and busted particle board entertainment centers.

Garbage cans filled with empty beer cans.

Dog dung on the carpet throughout the house.

What you believe to be a strong animal stink until the neighbors tell you that they didn't own animals.

So what I want to know is, did someone write an instruction manual to foreclosure homeowners telling them how to leave their homes in a totally destructive mess for someone else to clean up? About one in one hundred is left broom clean and without debris. The rest are like the descriptions in this thread.

Coins in every single house.
Canned or boxed food in most.
Stuffed animals in most.
Of course, there is always the obligatory toilet stopped up with indescribably nasty stuff (not always just the obvious).
Broken furniture.
Books. My favorite was the entire "Left Behind" series. Yeah, they were left behind.
Pet supplies (bowls, cages,aquariums, food, etc)
The pron has really gotten scarce around here the past year.
And there are usually some appliances left at mine, though they aren't always usable.
And I would get rid of that fridge with the warning. I would have never thought of a bomb, but I was imagining the former owner being a hannibal or Dahmer wannabe... I think I would have the police open it- maybe with a bomb-sniffing dog???

I went into one today and found the kitchen ceiling on the floor. Oh yah and the the carpet was like walking on glass from being frozen after the pipes burst (or the HO left the water on)

Also had the usual cheap entertainment center left behind.

Most common things that they leave, besides unopened mail and general trash, are boxes of stuff they packed hap-hazardly and then didn't bother to take (or grocery bags or trash bags of stuff).

Ditto! Why do they take the lightbulbs and what are the odds the bulbs will survive the move? Another strange thing they take are the plastic covers to electric receptacles. They cost maybe 50 cents each!

I have a listing on a nice seven bedroom home on the golf course. House was left fairly clean but was left behind was an employee contract for a Northwest Airline Mechanic. I am guessing someone got 'down-sized' after 9-11. Then in the office I found course information on becoming a Realtor and an Appraiser.

I gues they thought if they were giong to lose thier home the next best option was to become a Realtor who sells REOs and sell it yourself.

Eric, about the Wolf Spiders. They migrated south to my apartment. They are very dangerous...when you see one coming at you, you could have a heart attack. Ha, ha.

A spray bottle filled with alcohol will kill spiders, roaches, ants, etc. And I mean...in their tracks. Alcohol is not as bad as the bug sprays if you are in the house for a while... although who could smell it, anyway, in some of these homes.

This thread needs to be renamed "REO info to read AFTER you have had breakfast."

Sad thing is...these people who leave these disgusting messes when they move were some agent's clients at one time. Now there is another reason not to drive clients around in your own car...just in case.

I did forget one of the most common things- weights. I have had about 50 REO (active and those in pre-list now) and I think there were only 4 houses that did not have any weights inside or outside, and they were CFK properties....
I second that FSBO sign- I've seen several of those....

Someone forgot about PEOPLE! I didnt know if this was for after they had been evicted or not.Because before that I always find the old owner who is just waiting it out till they get evicted! I hit the jackpot Friday.

My listings typically are missing every lightbulb.

Not a huge deal, but it's hard to get a buyer interested in a house in the dark.

We checked occupancy on 2 of my new listings Friday, one had almost an entire garage bay full of lightbulbs - all different kinds. (which was ironic, because there were no lightbulbs in any fixtures in the house).


I emailed my AM and he said, "hey, can you take them and put them in your listings with us?"

That was exactly what I wanted to do. My trashout guy will replace lightbulbs for free while he's there for the trashout so I'm going to start leaving them in the house for him on his jobs.

I opened the door yesterday on an active listing and there was blood all over the entry tile.

But as my buyer (with a good sense of humor) said, "only enough for a stab wound or a gunshot. It's not like anyone died there."

Needless to say, we didn't go in to leave our mark on the "crime scene."

I showed on this weekend that had what looked like bloody fingerprints on one of the doors. I'm sorry, but if that had been my listing, I would have at least cleaned that up. I'm sure that has freaked out more than one buyer.

I showed a REO today that was built in the 50's and had exstensive additions in '92. We found 8 sets of blueprints, each with about 10 drawings. I think this will be good info to pass along to the next owners.

About 500 BB's shot into the living room wall. Like they were sitting on the couch and just shooting into the wall.

The weird part I thought, was there was no Bullseye or target.. just 500 random shots... Then again, what am I thinking. Shooting bb's into a wall probably doesn't make much sense to start with.

I showed a house once that had been purchased as an REO and then remodeled for sale. On their list of stuff they had done to it, one of the items was that they had re-finished a wall due to someone shooting BBs all into it. I guess this is what rednecks do for fun when their house is about to be foreclosed on.

i had one the other day that the people had eaten breakfast there that morning, cereal bowls and utensils out on the table. They left their big screen, speakers, washer/dryer, etc. I changed the locks, and waited a week with my sign in the window, and no one ever contacted me, it was weird.... Who just leaves all that stuff?

Went this weekend to do an occupancy check on a new REO listing. It was in a gated golf course community. Beautiful home with nice landscaping. I go inside and it is clean and empty - except for one room. There was a nursey complete with baby bed, dresser, baby toys, clothes, everything. Makes me wonder...

Oh, I don't know about common, but at my last REO my carpet cleaning guy found... dentures! He though it's an expensive thing and somebody lost it, but forgot to tell me about his discovery. So he put them right at the front entrance, so who ever will enter the house would notice them. And here I am with my prospective Buyers. You could only imagine my reaction!:)

Old trick to absorb odors - if you have a stinky, smelly , moldy old house - I take a bag or 2 of cheap charcoal and place it on or in flow though containers in each room.

I'm cheap - so I take it out and place the charcoal in the sun on sunny days and the back into the house.

Now I know not everyone knew this wink

A Cross-Dresser left behind several of those styrofoam heads with various Wigs and lots of Womens High-Heeled Stilleto type shoes (like about a Woman's Size 12 !) Also, some of those nice long Feathery Bollas Boas in assorted bright colors. I'm not so knowledgeable about all this paraphernalia.

I showed the place a few times during the redemption period and those heads were scaring the bajeebers out of people as they opened various Closets, etc.

Twice someone felt a presence there and said "He's still here !" But he was probably gone on to a new life.

My first few houses were missing toilets! Of all things, why take the toilet?

Dead wild rabbit in kitchen cabinet.

I had one house with a 4 foot high 8 foot wide snake cage! Never found the snake thank heavens!

Boxes full of vibrators! Lots of porn.

The worst was a house where the former occ. had extreme mental issues and a drug problem. He had moved the first floor furniture to the second floor and the bedroom furniture to the first floor. He was keeping everything, including his feces! there were boxes of it throughout the house!

In a bpo I found a big screen tv & exercise machine, L-Agent says she didn't know what to do with it. One bpo I found the inside a horrible mess, bags of clothes, dead fish in fish tank, stinky furniture, dog poop and mail all over the floor but in the shed was stacks of very expensive marble tile. One of my listings I found California closet stuff everywhere and a live pig in the yard.

So what do you think that charcoal is doing anywhere it is hauled, stored, etc - until it is used? It's all in your mind - if you just knew where the things you eat have been wink

I also second the rusted out BBQ grill - and I see a lot of good Ole charcoal as well, lol.

FYI - do you know what charcoal is, how it is made, and what it is made from - you may never use it again - LOL = a dark or black porous carbon prepared from vegetable or animal substances / m-w.com

Jogging the tip of my memory bank....didn't Henry Ford have something to do with charcoal?.....the story I remember was he had some wooden pallets at one of his plants.....found a way to turn them into money, verus scrap.....again, this is coming from the tip of my memory bank.....and, at my age, most memories seem to be at the tip.....lol....recall is not quite what it used to be.....

Mouse droppings today. Lots and lots of mouse droppings. So bad at first glance I thought the pantry floor was black tile. Then I noticed the tile on the counters, thought they were cracked and broken. On closer look, it was mouse droppings.

Last week was the revenue department agent's business card with the words "CALL ME" written on it taped to the front door.

Mouse droppings that are black means that there's still food laying around. I like going into a place that has had a bar of Zest or Irish Spring soap laying out. When the Mice run out of regular food, the poor guys are reduced to consuming the soap. Then, when the Poops start coming out green (just like it went in) . . . . then you know that the food is all gone, and the place is on it's way to really being clean.

I suppose that soap can also be re-cycled for those enviromentalists who are really into being "Green". Could be called the "Green Rice from the Mice" ! Right now, I wish I had taken photos so that I could "share" with you !

Ford started the Kingsford charcoal company making the charcoal out of used pallets. Kingsford is still at it today.

An interesting piece of history regarding Kingsford, I didn't know that. I suspect that there were other charcoal sources and applications prior to that though. I'm thinking about how they fueled some of the early blast furnaces in mining towns but don't have a good handle on the exact time line.

99% of mine have Christmas lights still up outside no matter what month it is. Even the one I just bought for myself at sheriff's auction. When doing BPO's I don't even have to look at addresses, just look for the only house on the street with Christmas lights.

Homeowner Finds Skeleton in Chimney

FONTANA -- A new homeowner in Fontana got quite a shock after he spotted a man's skeletal remains inside his chimney.

The owner was remodeling his home in the 6200 block of Knox Avenue Monday morning when he opened the damper, noticed an odor coming from the chimney and checked inside.

He then spotted a full skeleton, wearing clothes, about 8 feet down from the top, Fontana police Sgt. Jeff Decker said.

The owner called police around 9:30 a.m.

Decker said investigators consulted an anthropologist who helped them determine the approximate height, age and the gender of the man.

He was about 5'8 inches tall, around 50 years old, and had been inside the chimney for at least a year, Decker said.

The San Bernardino County coroner's office found no signs of trauma.

The man's identity was not immediately released.

Investigators believe the man became stuck while trying to enter the home through the top of the chimney.

The foreclosed home had been vacant for three years and the new owner just purchased it, Decker said.

The investigation is on-going.

Young partygoers arrested for trashing a foreclosed Florida home
FEBRUARY 24--A group of young Floridians invaded a foreclosed home over the weekend and threw a raucous bash that caused about $75,000 in damage and resulted in the arrest of 17 partygoers. According to police, the trashed Fort Myers home, now owned by Wells Fargo Bank, was overrun Friday night by partygoers who broke windows, punched holes in the home's walls, and spray painted graffiti inside the residence. Deputies with the Lee County Sheriff's Office arrested 10 juveniles and 7 adults (aged 18 to 25) on loitering and prowling charges. The adult defendants are pictured in the below mug shots. The underage arrestees were also charged with possession of alcohol by a minor, while the adults were hit with contributing to the delinquency of a minor counts. Well it really threw off my schedule today! I was so proud of myself because of the progress I was making...I thought I was going to have an extra hour before I had to meet a POC for an interior, then BAM! I got that call. Now I have orders due with no photos. smile I think I'll send that one instead and let them know why their orders are late.

I'm trying to figure out how to determine a diminished value so we can (1) try to pass that cost on to the insurance company and (2) reprice it to where it will move extremely quick after the repairs.

Money, I find it ironic that I find loose change in almost 90% of foreclosed properties. I used to not pick up the but I started picking them up and each day add to my big ol bucket of change. When I get to $100 I roll them up and get a $100 bill to save. Free found money, all you have to do is pick it up.

One of the biggest problems in my area is that once a house becomes vacant it becomes the dumping ground for most all the neighbors from a diameter of about three blocks.

A few weeks ago I went by a vacant house to do an interior and there actually was two pickups unloading old tires, batteries, old appliances, and other items onto the side yard. I just waved at them, they waved back and all went about our business.

The county dumping fees have become so high that people are looking for places to dump trash.

I agree with loose change. It is in everyone I get. I vote for tools being pretty common. Hammers, screwdrivers, shovels and rakes. Ugly lamps, household cleaners under the sink and my favorite - trash bags. Shoes, and tons and tons of hangers.

After 8 years.. I about can guarantee porn or something of the sort will be in an REO.. Not kidding... I have no clue why but through the years I have found it in 75% of the listings. I had a new company start for the trash outs.. I told him.. he didn't believe me. A year later he pulled me aside and told me that he didn't believe me when I told him and thought I was nuts. He appologized. Also beeping smoke detectors in a REO is a must for it to be an REO.. LOL!

There are always weights, coat hangers, loose change, poop, and the nasty fridge. The worst was 17 dead and dying bats that got in through the dryer vent hole. They had flown around batting up against the walls and made big black smudges everythere on the custom Waverly wallpaper and draperies.

Not surprisingly, condoms. Some of my little gems have had them in every room, along with beer bottles, and empty pizza boxes. Nice date - beer and pizza - no heat, no lights - how romantic.
Maybe the former owner no longer needed the blow up doll - maybe they had some luck and found someone wonderful. Same for the dildo. Its all about spin. The real story is they probably had to move back in with their parents....

They look especially odd when detached from the 2" bedroom stud wall in a 12'X 56' HoneyMoon Deluxe, and the room was only 10' wide. It's like you need wide-angle bi-focals to even look at the thing from such a short distance.

2)Weights.
3)Loose change.
4)Animal feces.
5)Assorted drug paraphernalia or signs of drug use.
6)Empty beer cans or liquor bottles.

**Lately there have been a lot with medical equipment (hospital beds, wheelchairs, leg braces, crutches), information on Hep C or appointment cards for oncologists... Those bother me a LOT- they tell a story that none of us are immune to.

Medical stuff and all of Dad's clothes and shoes in the closet was a huge bummer for me to find.

I find coins a lot too. Suse Ortzman (sp?) said people who disrespect money don't have it. Said leaving it lying around on the floors and in the corners shows that they don't pay attention to the small amounts, they don't respect it, don't care about it... and they don't pay attention to the big amounts, either.

Also, the usual porn mags, but with a "crust".

One had all appliances in garage with yard sale price tags on them. Had to move them back to the kitchen.

One where transients had been cooking in the fireplace. Lucky they did not burn it down.

However, the saddest of all (and the one that made tears well up) was one with a picture on the fridge of the house with a moving truck in front of it with "I still love you Mommy and Daddy, we will be OK" written on it. frown

I hate to see childrens toys and cloths left in them.

Anybody watch Hoarders? Had a house about two years ago that was stacked about waist high in garbage and beer cans. Only a few paths led through the house and the two toilets were full but not functional. The bathtub/shower had become the toilet. Not cool.

They were stacked as high as the rim on the toilet, on both sides of the toilet, and stuffed in behind the toilet too. The pile on each side of the toilet sloped down to the floor . . .It was like a little brown ski slope on either side of a bone dry commode. -??-

One poor pit bull locked in a cage in a dark basement eating newspaper at the bottom of the cage, one frisky pit bull in a bedroom, a gun, a furnace sticking out of the back door (guess it was too heavy so the thief just left it), a squatter sleeping under a pile of blankets in front of a stove with the oven turned on and the oven door open, one naked man (owner's brother was protecting the house from vandals .. owner forgot to tell the listing agent). I'm not sure who screamed louder, the listing agent or the brother.

I love reading these! I always thought it was some Ohio hillbilly thing to leave pennies lying around--I could never figure out why someone would leave money lying about in plain view, even pennies. I consider the pennies (and nickels, dimes, and the rare quarters) to be a bonus of sorts--sorta helps make up for the wild stuff that's usually filling the rest of the rooms!

Had to bring this thread back to life. First time for this - a beautiful glass bong - it really was a piece of art - water still in it. I put it on top of the fridge for the field service guys - I bet they like those. The thing that creeped me out - all the stuff in the shower - little scrubby, shampoo, razor - like they took a shower and just left forever. Also creepy, the dresser that still had all the clothes in it - again - got dressed and left. Gross part - the "toy" on the top shelf of the closet and the still in the package leg restraints.

Isn't it weird to get that window on someone's life? Some of the things I found in what were obviously little children's rooms really made me sad for them and the situation they were in. As far as the bong, you must have higher-class druggies where you live. I have found lots of burned spoons, crack pipes, needles, even things to tie up their arms, but never anything that would remotely qualify as art, unless it would be the kind of modern art where they pee in jars and so forth grin

One of our better investor buyers bought one of our properties, after closing, he found a significant coin collection. It was in jars, but he happens to be a collectors and he sifted through enough of it to peg the value at 4 to 6 k. At a recent one there were toys for all members of the household. One of the TO guys thought it would be a good idea to leave one of the particular toys (perhaps mom's) on the front step. I got a call from the cleaning crew on that. I don't quite know why they called me or what they expected me to do about it. It disappeared though. Not sure if it went into the landfill or someone's collection.

A whole suite of office furniture abandoned by the owners who took their business back overseas. We locked it down, sent pics to the bank and whaddayaknow...it disappeared over the weekend sometime. It absolutely infuriated me...thousands of dollars of furniture, MIA. It was a commercial listing, and I know it wasnt anyone on my team. I think it was property pres people. We are always taking pics of houses with appliances, then once they show up...appliances are gone. I caught one guy fencing something off to Craigslist one time. I told the AM...didnt seem to care, and they are still doing business with that company.

Remotes, all kinds of remotes. Always multiple cable remotes. Sometimes more cable remotes than there are rooms. Stereo remotes, dvd remotes, RC Car remotes, ceiling fan remotes, garage door remotes, thermostat remotes, skylight control remotes.

And no lie, womens underwear with a little vibrator in the no-no area and... it had a remote.

I can still recall my Customer saying "Well, what do we have in here ?" as he leaned over that chest freezer and opened the lid, taking a nice big wiff. That ended that showing, and all other showings of the place for the next week or so.

Good idea . . . . except, around here, when it gets to this stage, all squishy and gelatinous, it would tend to draw in varmints . . . . Coyotes, Coons, Fishercats, and Bears. Plus Flies would be wanting to lay their eggs and get it all maggoted up. That would probably ruin the resulting jerky . . . . but I'll give it a try next time I run into some of that substance.

Hey, Vermont, what's a fishercat? We have coons and coyotes galore, and once in a great while a bear wanders into eastern Ohio from PA or WV, but I've never heard of a fishercat--is that like a bobcat?

I am way off track here but I come back around to the topic in the end.
When I first became a realtor, back in 95/96 my broker had me focusing on listings. I got my first listing ever, a son was selling his mother's house because she was going into a home. House was basicly vacant, still had her big furnature and unknown to me, a fridge with a freezer full of meat. Somewhere along the way the power got turned off, he was having a hard time paying the bills on his house and keeping the lights on over there. Got a call from an agent that had shown the house that it smelled like something had died. Brand new baby agent me, goes to the house to "solve the problem". Open the freezer (I never do that now) and yippee - meat with maggots - and no one to clean it up but who??? So I grab the dumpster (we have ninety gallon city dumpsters on wheels) a bottle of spray bleach, yellow scrubby gloves and wheel the dumpster into the kitchen. I open the freezer, spray the whole thing down with the bleach spray (it did help with the smell) and dig in sliding it all into the dumpster with my gloved hands. This single discusting act came back to me when I thought about starting to sell reo - if you can stick your hands into maggoted meat - you can sell reo. It was a very inspirational thought - and it would seem true. Even the dead cat I had in one of my first reo listings didn't phase me. I still have not had anything that has beat that as the most discusting thing I have had to do.

Fisher cats (or fishercats) are really members of the Weasel Family . . . . and pound for pound might be considered the meanest, most aggressive, and most feared animals in the North American Forest. They remind me of the Badgers in my native Wisconsin.

I think we're fairly lucky that Fishercats are nocturnal and individualistic (or loners) and don't travel in packs . . . . they'd scare me. I sometimes hear them screaming out in the woods, sounding like a banshee. They're still one of the primary reasons that I conduct my Real Estate activities mostly during daylight hours.

Once we have a small amount of snow on the ground, it reveals a tremendous amount of activity that occurs close by during darkness. Sometimes it's better to live in ignorance, and not know what evil lurks right outside these doors.

And now, today, although I dislike deer eating my plants, ground cover, flowers, trees, grass away until there's nothing left, a young deer (must have just lost its spots) was found dead just on the other side of our property line. My house is 100 feet from the neighbor's and of course the dead thing's on HIS side but he can't see it but I CAN see it from my porch!

I've asked my hubby to drag the dead thing further onto the neighbor's property so it's further away from the neighbor's dogs' underground fence so the dogs will then be able to roll all over the dead thing - they like to do that, don't they?

Yesterday was the first day of our regular Deer Hunting Season in Vermont. Could it be that you have a hunting season that just started there in Virginia? Sometimes Deer are shot and then run until they bleed out . . . . others die of shock or exhaustion; even heart attacks. You'll have to launch an investigation as to the cause of death over there on the other side of the fence . . . . but I would NOT move it. Call your Neighbor.

I say "regular" deer season (which is for Rifles) because we also have two (2) Muzzle Loaders' Seasons; a Youth Season, and a Bow and Arrow Season.

Of course, it's always open season for hunting deer using the front bumper of your car or truck.

I have found 2 rifles in my REO travels. Both turned in to the local police. But recently, we received an assignment and it had 6 cases of 9mm, 5 cases of .38 cal, and a case of rifled shotgun slugs. No guns were found but I won't have to buy ammo for atleast 5 years and I'll be getting some venison if the hunter I gave the slugs to bags a couple deer. lol yay

As I posted under the "Flowers" thread previously, for those who don't read "Flowers"...Vermont...hubby says it's been bow season for awhile and soon it will be rifle season. I asked him to check to see what killed have caused it to die (I suspect it was a deer that I took a photo of in my front yard. I went down to the porch and outside and was only 15 feet from it-told it to run, "you're supposed to run stupid" but it didn't so I had to get off the porch to chase it away - this may be the same deer). Anyway, he wouldn't go and he gave the excuse that no one would kill a deer that young (a little out of touch with reality when he said that)...well, all those turkey vultures (13 or more) finally ate it - drug it at least 30 feet, plus a neighbor two doors over, his little fancy-smancy dog was having his share too.

Why don't I ever find something neat at REOs (except pennies most times)? I should join a trash-out crew.

Not a common find, but a first for me.
Chicken feet, hundreds of them, strung up on the gutters like Christmas lights. But to put that in perspective, these folks raised goats, chickens and pigs (both 2 and 4 legged types). And they raised them in the basement judging by 3 inches of animal droppings in the basement.

What appeared to be the entire stock of fish from the pond out back. About 60 days old IMHO in all sinks, tubs, showers, and most cabinets. Trashout guys earned their keep that day.

They got the stink out using bleach and Blue Dawn dish detergent which is also how they get mold, mildew etc. out of tubs, showers, etc.

Not just good for saving wildlife from oil spills any more. Tried it and it works but it has the be the blue stuff.

found an abandoned dog today, totally starved but still alive. I was able to find a gallon of water and box of cereal until animal control could get there. When we got inside found growing marijuana plants. so i have to update the P list found in foreclosures.

i always joke that a good REO has at least 3 P's in it

1. Pee
2. Poo
3. Porn
4. Pile of Pennies (why is that?)
5. Pot
6. Puppies (dogs really, but gotta stick with the P)

This was a 6P house, and broke the record of the previous 4 P house.

Really, what is it with the pennies? The other stuff I can understand, even the abandoned animals, as sad as it may be. But I have found coffee cups and ashtrays OVERFLOWING with change, right out in plain view. How on earth did they miss that? Is there some unwritten code that you leave perfectly good money lying around when you lose your house?

I think that the pennies are left behind to make some kind of statement, conscious or unconscious, about being on a level above all this and their not having to worry about the small stuff . . . . like those pennies.

It's a self-image, or pride thing; and they're off to a better life, where they'll have bigger fish to fry . . . . like when people say "Hey, you keep the change !"

It could be a form of self-deception; but I guess it's inter-state now. And I have noticed that the Property Preservation people are not so proud that they will ignore the pennies.

FARMINGTON, Conn. (AP) _ Bank representatives cleaning out a foreclosed home in Farmington have stumbled upon 130 guns, 20,000 rounds of ammunition together with what appeared to be a grenade and a mortar.

Police dispatcher Tom Sevigny said on Saturday that an investigation showed the guns were legally registered to the resident. The grenade and mortar turned out to be inert.

Sevigny says police have seized the weapons and authorities will not file charges against the owner.

The guns included shotguns and handguns.

The bank foreclosed on the Fairview Drive home on Friday. Bank representatives went to clean out the home before the occupant had cleared out his belonging when they stumbled upon the alarming cache, prompting them to call authorities to investigate.

A local real estate agent was picked up with a small cache' of weapons and ammo. He had a camera, a GPS, and dozens of photos of homes in his possession. He had been staking out several homes in the area, especially interested in the house numbers and street scenes of the homes. Oddly, there were never any pets or people in the photos. The matter is under further investigation.

I recently inspected a property, the unit downstairs had sewage backed up with alot of "poop" everywhere. There was a tenant upstairs that used a shovel to get rid of it when it was too much. The banks need to stop reducing the commissions so much as they have no idea the "crap" they put us thru!

I was looking at one to buy as a flip. It was an almost 5,000 ft. two story home. I pulled down the attic access from the second floor to enter the attic. There was a very well built walkway going through the attic. At the end was a small finished room. That was a very creepy feeling!

I know the neighbors. As it turns out when they were all kids every once in a while one of the children of this home would not be at school for weeks. Well.....All we can speculate is that the parents were locking their kids up in this attic.

There is some horror movie that comes to mind.

FARMINGTON, Conn. (AP) _ Bank representatives cleaning out a foreclosed home in Farmington have stumbled upon 130 guns, 20,000 rounds of ammunition together with what appeared to be a grenade and a mortar.

Police dispatcher Tom Sevigny said on Saturday that an investigation showed the guns were legally registered to the resident. The grenade and mortar turned out to be inert.

Sevigny says police have seized the weapons and authorities will not file charges against the owner.

The guns included shotguns and handguns.

The bank foreclosed on the Fairview Drive home on Friday. Bank representatives went to clean out the home before the occupant had cleared out his belonging when they stumbled upon the alarming cache, prompting them to call authorities to investigate.

That amount of guns and ammo would not be that big of a deal in some states. Believe it or not, many people accumulate guns, and ammo, as investments.

Right now many investors choose to avoid the stock market. CDs and bonds are earning zero. "Alternative investments", precious metals, guns, etc. on the other hand can potentially have a higher return.

Happened to a Realtor friend of mine. Doing an eviction on a foreclosed property owned by an older man. House worth maybe $40K at most. Turned out when they packed up the guys belongings he had an antique gun collection worth much more than the house. Go figure

I might keep the ammo, but not the guns - I'd have to know they weren't stolen, wanted in some crime, whatever before I'd keep them. Around here, there's too much chance of it.

Im in the seattle market, and I can tell that the Seahawks must have been winning in the last few years, because every home now has a boys room painted blue and green with a seahawks logo on the wall. Never existed 3-5 years ago. Fair weather fans!

Dirty Refrigerator - about 50% of the time.

Heavy clunky items, too. Had to deal with moving a piano once. Normally the clean out crew deals with all the small/smelly items, but that one took extra man-power.

One item that I have found you can count on in REO homes that shows the state of mind of the owner when they realize it's time to leave are empty beer bottles and often empty half gallons of vodka. Can be depressing seeing destroyed lives.

Money - as little as a few pennies to $63 at one house so far. Obviously, they don't value it. Always check around the washer and dryer.

It seems like every REO has loose change thrown everywhere. I mean everywhere. It's weird. I mean, who uses that much change any more?

On a sad note, I never got used to seeing family pictures left behind. Or baby books. And they seem to have been left in most of the houses.

I had that at a listing in SC. It was really gross. I felt bad for the poor soul who ended up needing that kind of toilet space.
