While I'm waiting for the state to send me my license, I'm trying to do some behind the scenes stuff and thought of a question.

When you're working with buyers, do you visit the houses your going to show before you take your clients or do you see the houses for the first time with your clients?

Always preview and map the most attractive route to the property. Understand the properties pluses and minuses. The buyers will ask your opinion.

You want to profile your buyers so you know the showings you are setting up meet or exceed their expectations.

Imagine showing a house you have never been through before. You go to present the master suite to your buyers and you walk into a garage or a closet.

We like to teach our agents to BE THE EXPERT. Your clients will appreciate it.

Whenever possible, I try and preview the properties... I was surprised once and that was enough... ALthough you may not be able to preview every property every time, at least know how to get there the nicest, easiest way... LOL...

Hey there,

I agree that it's good to preview first - but I'm finding in my market there are a number of homesellers that don't allow previews - only actual showings, no "agent inspections" (as we call them here) which can be a bit frustrating. I think they have a point though - some agents just go into homes to compare to another down the street they are planning on listing which I don't think is fair to the seller.

Hi,

This is one subject I differ a bit from the norm.

I have a rule in my business that I never look at any home until and unless I have a buyer with me.

I find that a lot of Realtors, mostly new and average agents spend way too much time previewing homes, taking office tours etc.

I'm not saying it's right or wrong just explaining what goes on in my business.

Don't have the time to preview houses.

Maybe if I was dealing in high dollar speciality properties I would, but other wise a house is a house.

Previewing houses beforehand would not always be feasible in my neck of the woods, with everything being so spread out. I have done it on occassion, but not as a normal practice. And with today's gas cost. Woo hoo! When you're new, though, it doesn't hurt to learn the lay of the land and the various subdivisions. Most of us newbies certainly have the time. I do map out every address (there's nothing more embarrassing than not being able to find a property), and I will try to call the listing agent to get 'extra' information about the property and the seller. Doing that helps me answer some of the questions my buyers might have.
