Two part question. What is it you say when you are prospecting to neighbors of a home you just listed. Also, what should I expect from these calls?

Mike Ferry has a good script for this. The gist of it is:

"I just listed the home at 123 main. Have you talked with anyone who has shown interest in living in your neighborhood?"

-Follow that up with:

"Usually, when a home goes on the market in a n'hood, others do too. Have you thought about putting your home on the market?"

Make it into a conversation, don't just hammer them with questions.

basic gist:

" hi my name is so n so with so n so ... i was calling because i am excited to tel you that i have just listed so n so address blah blah. who do you know that might be interested in moving into the neighborhood? blah blah...and by the way...when are you planning to move?"

works pretty well for me! everyone's answered and no one's hung up on me yet!

Have you even thought about the Do Not Call List?Do you know what the penalties are for this if you get turned in?

that's why you check the dnc list. you can make the just listed calls as long as you are not soliciting.

How would one go about finding the telephone #'s of a certain subdivision? I guess you could always door knock.

in ohio...we get that info from the mls if it's on there, or atleast we can get the addresses to a subdivision and then use criss-cross to locate numbers if not unlisted.

I don't understand why everyone is so scared of the DNC list. Go to your local title/escrow company that you use, ask them for a farm of a .5 mi radius around your listing. It will be scrubbed for the DNC list so you have nothing to worry about.
