Wondering what type of value adjustment others would give for property on a private road vs. town maintained road. Worth more or less?

Also ... what value adjustment to give to acreage that is a "backlot" and accessed by a 300' ROW off of a private road. Can't be worth as much as a building lot with frontage.... maybe 80%?

Any appraisers here?

In most developements that would be known as a flag lot and can in fact be worth more than a frontage lot. The appeal of privacy and normally there will not be another property built behind the house. These lots can go for 2 or 2.5 times that of a standard lot.
