My (first time) buyer thinks we are heros.
Sometimes it is nice when a client appreciates all we do as Realtors.
Wrote offer for full price and asked seller for 3% down via ameridream and 2k to close.
$500 earnest money, $ 500 hazard insurance.
More money required to rent a house with 1st month and security deposit.

As long as all was up front with original offer to the seller I have no problem with Ameridream...

However... most Ameridream funded purchases come in AFTER the original offer is made and agreed to... forcing the seller to reduce his net or have a chance the deal will not close.

I thing Ameridream is an OK produce for poorly qualified buyers but agents must make the sellers aware that Ameridream is being considered as a lender.

All in all... in todays sellers market... Ameridream backed offers are dead on arrival in my area. I also Never recommend them to buyers... other better sources are available.

All was upfront and clearly stated under further conditions. I am surprised that anyone would ask afterwards since the mortgage section of purchase agreement covers any requested seller concessions.
