I am a new agent and saw this advertisement,"I WILL SELL YOUR HOUSE IN 90 DAYS OR ILL BUY IT",and was wondering if any experienced agent could explain the details and strategy behind this technique.Thanks.

When you see those advertisements that state "I will sell your home in 90 days, or I will buy it from you" the agents have a technique. It is mainly to obtain listing presentations because many sellers are interested. They then learn that the agent will purchase their home for 20% less than current market value if it doesn't sell or something to that effect. There is always a catch. The sellers learn that there are all these stipulations attached to the program, it's not worth it. Who wouldn't buy the home if they had the opportunity to buy it for 20% less than the value? Basically, if the seller ever decided that they wanted to go through with the agent buying it, they would lose out. Hope this helps.

It's just a technique mainly taight by craig proctor and also era.If there are a bunch of agents already doing it in your area forget it,you will need to work another angle,all consumers remember is who did it first and that person becomes known for it,everyone else is an imitator.

Bascially it's a ploy to get the listing.Think about the car dealerships on the radio that says hurry 2007 hyundai 4,000 off won't last long.You get down there and in reality they only had 3 cars at that price.Some people will walk away but most people will end of buying something.

If the agent didn't entice the seller to do the intiall call they wouldn't get to come to the home,after the agent shows plan most don't opt for the plan but list it with you anyway.

I sent several MyCoke Rewards numbers for your collection. I have a few more here at home as well. Just sent a second e-mail to you.

I experimented with this for FSBO postcards I sent out. I got a few calls, but not much else: zero listings. I'm thinking of trying again this year but I do see plenty of agents offering this in their listings.

The system probably gets the curious calls, but the agent really needs to watch out what they promise to their clients. The agents have to be ready to actually purchase the home if the seller wants to go down that path. Basically, the agent needs to be able to qualify to purchase the house just in case.

From what I understand it's a bit more than needs to be able to qualify ... the agent has to have in place at time of offer a line of credit -- i.e. all ready ready to purchase should the house not sell and the seller wants out. Again as said in a previous post at a severe discount with full Realtor fees etc.
