Experts,

My mother needs to sell her home ASAP.

The neighborhood has taken a turn for the worse very quickly. We plan on moving everything to a storage facility ASAP, and she will be leaving the state to move closer to me.

Question: The home will be put up for sale empty, and I was wondering if we should go ahead and do that as soon as she can move her stuff out in the middle of December? Or wait until the market picks up around the end of February?

I want to get rid of the house as soon as possible, but do not want the house to sit during the winter. There will be no warm fireplace, or the smell of cookies in the oven atmosphere.

Any advice is appreciated

If the neighborhood is worsening "very quickly," why wait? Has it stabalized?.....It might get worse.

You assume that the market will pick up at the end of Feb. No guarantees there, either.

A vacant house IS saleable.

have you thought about even hiring a realtor or are you talking about selling it yourself? if you need to get rid of the home ASAP, then i would advise putting it on the market right away... an empty home sometimes shows better than a home being occupied.

Mona Lisa,

An empty house is often easier to sell than a cluttered house, so yes, it can be sold.

Selling the house quickly depends on many things, including your local market, the condition of the home, the price of the home, what terms you are offering, and how the home is marketed.

The best thing you can do is interview several Realtors that are familiar with your market and choose the one with the best plan for you.

How about a "Half Empty" house? It would look better if you left some of the stuff in there. Go for the "MARRIOTT" look. Try and remember how a hotel room looks when you first walk in.

It depends on what you mean by "The neighborhood has taken a turn for the worse very quickly."

An empty house gives the impression of space. On the otherhand, it will take the imagination of the buyer to be able to figure out how to use a certain room.

Have you thought of leaving the utilities on?

Sometimes you are left with the task of helping the buyer of getting their wheels moving and making them see things that they otherwise wouldn't.

Most buyers go into a house looking for reasons not to purchase a house.

When they point out one negative, I point out ten positive.

If you want to sell this house fast, don't make the mistake of FSBO or trying to get cheap on the commission.

You will end up loosing a lot more than you will by paying the professional fee.

You may want to read some articles on http://realestatejournal.com , this is a buyers market and it is going to take aggressive marketing to get the most out of your house and set your house aside from the rest.

The consensus is to go ahead and sell the home, even if it is empty and winter. My mom will be hiring a real estate agent.

I would go with the "half empty" idea as suggested. Leave a few of the best pieces, make it simple and clean, price it right, please do have the utilities on, and get it on the market asap!

Like realestatefla suggests, offer a lease option to buy or seller help with financing. This of course assumes your mom doesn't NEED the equity right now to buy something else. The only problem with the lease option is that if the optionee doesn't exercise it, you'll have to sell the place all over again.

Other than that, do the comps and price the property exactly at or slightly below market value. It should go pretty quickly whether it's got furniture or not.

Your goal is to get out, right? Not to get the absoolute highest price possible, right? Then price it to sell and get the hell outta Dodge.

contact a few investors.
they might offer you less, but it beats out paying monthly payments for something thats not occupied.
