Has anyone "marketed" their buyers? Not the old scheme of placing a classified ad saying you have a buyer to get listings, but to market to, let's say, an area where there's not many listings but you have a buyer who is wanting to buy solely in that area? For instance, I have a couple who wants to buy a townhouse in a particular development, not only that but a particular model of a townhouse in the development. Would it be worth it to send postcards/mailpieces to all the townhouses in this area and let them know you have buyers that are interested in a home just like theirs?

I was also thinking about putting a "I have a buyer" section in my newsletter that I mail to my farm, or on my website... There's the reverse MLS here but it's pretty pathetic and no one uses it...so I'm just trying to come up with some ideas and extras to offer my buyers.

An agent in our office was in your situation one time. He sent a simple letter: "I have a buyer looking for a second floor condo with a lake view. If you can help me please call." He got 3 listings in the development and is still getting calls on it months later.

Have you ever had someone say, 'Let me know if that house ever comes up for sale because I'd like to buy it'? Would you wait or would you knock? Get those buyers excited and start knocking.
