HOW DO OPEN HOUSES WORK IF YOU ARE DOING ONE FOR AN AGENT AND THEY SAY YOU'LL GET PAID IF YOU FIND A BUYER. I THOUGHT YOU NEED YOUR ACTUAL LICENSE TO BE HANGING AT THEIR OFFICE TO GET PAID PART A COMMISSION? ALSO WHAT DO YOU DO AT OPEN HOUSES. dOES IT COST ANYTHING?

you cannot legally write up a real estate transaction without a license. nor can you do any real estate licensee activities without a license. this means you cannot hold an open house by yourself. you can only go and assist another agent with an open house. you are really not assisting either because you cannot talk about real estate or the actual house to a client either. say you do have a client that is interested in property though and you refer the client to another agent to do the transaction for you for a percentage, then you could possibly have your broker sign an agreement that you will get paid your percentage when your license comes in.

The only thing you can do at open house without a license is be a host or hostess. A paid host is usually compensated by the hour. You can hand out flyers and other pamphlets or materials that the agent puts out. You can have the people sign-in a log and watch the property.
You can't quote price or discuss terms. However if the agents wants to pay you a referral fee on any leads that transpired once you received your license and it is acceptable with the Broker to hold those fund till then for you. I even heard of a listing lead being held in the Broker's or the agents name who the open house was sat for and when the new agent license came in they were added to the listing.
