I am trying to decide on wether to do an open house on Saturday or during the week rush hour. I don't want to do it on Sunday because the tenant is home. Has anyone experienced rush hour open houses?

i have heard of good things happening during the weekdays. i still think sunday is the best open house day though. good luck whatever you choose.

I still think Sunday is the best day in my area. However, A Packer game is like a National holiday here in Green Bay, so during the fall we cater to the Packers and have better success on Saturdays unless it's a by week or Monday night game. I've only held a handful of open houses during the week, five to be exact. All but one where successful.

Thanks so much. I am traveling next Saturday so I will try it during the week. Next time, I will do it on a Saturday. The tenant works Tues-Sat, and I definitely don't want her there! She is not too happy about having to move.

On a side note to this kind of thing, I try to get my sellers to have the property vacated before we openly market it.
If it's clearly going to be something an investor will want to buy, maybe the tenant stays for that kind of marketing, but if I am trying to sell to the general public, I try my best to have the tenant out.
The difference can be huge. For instance, I had a property like this in Los Gatos California a while back. It was a duplex that was rented. On the listing, it was noted that the property was occupied by a tenant. The property got very little attention. I re-listed the property after getting the tenants out... all I did was change it from occupied by tenant to vacant and the thing sold for more than asking price in less than 2 weeks.
When agents see that a property is occupied by a tenant, they will often stick it at the end of their show list when taking out clients. The fact is that dealing with tenants can be a huge pain. I am sure we all have some colorful tenant stories.
Anyway, just thought I would toss that out there.

As is the case with everything in this business, consistency & repetition is the key. You will not be able to gauge open house success by having 1. I would have a twilight & a weekend open house every week (or every other week) for at least 4 months.
If your goal is to milk the listing for as many leads as possible then have open houses every week.
If you're tryig to sell the house then please realize that NAR statistics show that only 1% of houses sell as a result of the open house. Open houses are more a tool for you to get buyers & seller leads so have as many as you possibly can. People in the neighborhood will take notice & will want the agent that held that house open 2x a week until it sold to sell their house

This is a unit that I own. It is in a development in which the major cross street is very busy. Most for sale by owners stick there signs out there & that is how they get people driving by to call. Mine is a corner unit so it's not easily seen, not even from the development main street. I have sent mailings to the neighbors, but no calls yet. I did have a couple of agents call and one showing. It's only been in the market for 2 weeks but I am ready to move on, I want to purchase something else. Any other suggestions. This is my first listing. Thanks.

that's not a bad idea. i will have to remember that for my tenant occupied listing.
