I wanted to get your opinion of becoming an onsite sales agent for a new home community. Let me know your experiences, good and bad, how you like the commission structure, and the hours you work. I am interested in looking into working for a buider as an onsite rep and would love any advice or opinions anyone has.

Bumping this as I'm contemplating doing site sales as well. Just like to hear opinions from people who's worked site.

I don't personally do it but have friends that work for kb homes and wynmarke.

Generally you work more normal hours and are not driving people around everywhere.Usually you will get 1 to 1.5 of the sales price as commission but you will make up the reduced commission in volume.The benefits to a bigger national builder is there advertising and strategy is already in place.All you have to do is focus on getting the sale.

A small builder that has limited funds will be more risky for you.Sometimes they can't sell there developed properties fast enough and are foreclosed on by the bank because they don't have the reserves like the big builders to hold inventory during the slow periods of the year.

Generally you won't be allowed to sell general real estate working for a builder because they want your full time working for them.

With big builders you can usually move to other developments close by when yours starts reaching 90 to 95 percent sold.With a smaller builder it might be months before they start another project or you might have to switch altogether to someone else.
