Okay I got a pro virtualtour done. Updated my display text. Thinking of asking sellers to cut back tree. Beyond that what else can I do? Still no calls. It is on a major road...can't move house. Weird had my sign on a side street...cheaper listing=tons of calls. Here nada!

Did you do that yourself, or did you pay someone? What did it cost?

Why have you not included some info on the house such as address, price, size etc?

Are houses like that typical for the area? It looks like it has wooden panelling outside, is that correct?

Sometimes it just takes the right buyer to walk in at the right time.

Be sure to update all your other marketing pieces with the new and improved exterior picture! (With this new and improved picture - I'm not so sure they need to trim the trees - we can see the house now.)

Ugly yellow signs and flyers and hotline recording do wonders!

Can't remember for sure - how long have you been on the market? (with a home noone could see) Get your updated marketing pieces out there. You might do some targeted mailings to nearby move up neighborhoods. You could walk one or two of these neighborhoods and pass out flyers or hire some school kids to pass them out for you.

Just a couple of options...

Virtual tour looks good. How many houses in the area have got under contract or sold in the time you have been on the market. Do you think your clients are priced competitively or over priced? Are you offering any incentives to the buyers?

Market is very soft in Virginia also. The heat wave, almost end of summer things do tend to slow down further.

Btw virtualtours usually don't give away the address. It does give the MLS# (which will give them price) so if they hire a great realtor like me, or ME for instance they will not only know the price/address but will know area comps.
