I reallyyyyyyyyyy need some. If my current listing sells then I will have none. Spent last week handing out flyers in my farm. I am going to call them today.

If I go in person to expired listing what if anything should I bring? How do I get a listing appointment in person? Do I do it then or schedule for a later time. My thoughts are for a later time so that EVERYONE Is present and relaxed.

Really getting desperate.......last week at my volunteer reading group at the school I read the Three Little Pigs. I pointed out to the children that the house of straw was not in saleable condition, however the house of brick is a premium listing ........lol

Have you thought about expanding your farm area? Have you thought about Discounting you commission in order to gain market share?
Have you thought about a web site for advertsing?
Have you thought about Teaming with an experienced agent and become a Buyer`s Agent instead of a listing agent?
Have you thought about writing a column for your local school magazine?

Your farm is farmed by several agents, so they will be getting lots of calls and visitors. Your job is to make yourself stand out from the others.

Bring the usual: CMA, marketing plan, articles, etc.
Go to a few local establishments and get some free coupons. Get some other freebies. Make it into a "expired listing survival kit".

Make your visit to their home a simple one. Introduce yourself. Drop off the info/kit. Get additional contact info. Hit them with a soft, trial close: "When are you going to make a decision about re-listing your home. When you do, I would like to apply for the job of your agent."

Keep it simple, non-aggressive, and follow up.

This approach takes a little chutzpah but it's a great confidence builder and I guarantee you the sellers will either laugh and sign up with you or tell you to get lost.

Working on the theory you can't lose something you never had, i.e. the listing; what have you got to lose???

If not all the decision makers are there when you visit, set a convenient time to come back when everyone that needs to sign the listing contract will be there.

Leave the sign until you return.

I am sending you the hospital bill for my injuries when I fell off the chair laughing.
I bet it would work, but just the thought of doing it cracks me up. It's better if you team up so your partner can call 911 when they beat you off the porch! \:D
