Your farm is farmed by several agents, so they will be getting lots of calls and visitors. Your job is to make yourself stand out from the others.
Bring the usual: CMA, marketing plan, articles, etc. Go to a few local establishments and get some free coupons. Get some other freebies. Make it into a "expired listing survival kit".
Make your visit to their home a simple one. Introduce yourself. Drop off the info/kit. Get additional contact info. Hit them with a soft, trial close: "When are you going to make a decision about re-listing your home. When you do, I would like to apply for the job of your agent."
Keep it simple, non-aggressive, and follow up.

I am sending you the hospital bill for my injuries when I fell off the chair laughing. I bet it would work, but just the thought of doing it cracks me up. It's better if you team up so your partner can call 911 when they beat you off the porch!

Jim Lee, I would agree. That was unrealistically funny. I was in stiches when I read your post. I wonder how well I could pull that off in a skirt and heels. I need to practice this!

Hi everyone, I just got started in Real Estate, and buying notes, if anyone knows of someone holding a note 12months back or so, please help me alittle here.
