Hello everyone,

I'd like to hear everyones experience when it comes to showing your customer a FSBO property.

For some reasons for my last 2 buyers I will have to resort to show them properties FSBO because what I found on the MLS just didn't match their criteria (location & price)

The only properties I could gather were from online search and local tracking.

My questions are:

1- what is a foolproof approach when it will come to knock at the door of the FSBO with my great Realtor smile.

2- How do I protect my commission from a FSBO telling my buyer to come back later "alone"?

3- Many FSBO state in their ads that Realtor are welcome and they are willing to pay 3% if I bring them buyers, but again how do I protect myself from a dastardly FSBO.

Has anyone done this succesfully or have a nightmare to tell about it?

1 no such thing. 2 have buyer sign buyer-broker agreement with you 3 write into the purchase offer that seller agrees to pay selling office 3%

1. Buyer signs a Buyer Broker Agreement.

2. You preview the property with the FSBO seller.

3. Seller signs No Brokerage Notice of Non-Representation and aCommission Agreement. These are simple one-page documents that you can find on Planet Realtor or any Form Generator.

1. Ask the seller: If I have a buyer for your home, would you be willing to pay me 3%?

2. Keep an eye out on the seller when previewing the home with your buyer. Stay with your buyer at all times!

3. Have the seller sign an Irrevocable Commission Agreement form that states they will pay you 3% of the sale price. DO NOT state this in the purchase agreement! It is ILLEGAL to state any commission arangements in the offer!

I use show and sell forms and negociate the fee with seller before ever showing the buyer the FSBO.

you should give that agreement to the escrow company that handles the deal. they are the ones that will disperse the funds to you after COE.
