I am new to using adtracker, and have put an ad in our local newspaper offering a free list of homes, using the 800 number to call to get the info. The problem, or at least I think the problem is, I have had only one call in since Saturday. Is this normal, or should I be getting more? What ads do you guys use? I want to appeal to buyers, since they are really who are looking in the classifides. Any help or advice would be so appreciated. I am using Brian Rogers rainmaker ad worded like this:

FREE Wkly List of
Homes For Sale With
Prices, Addresses and
Descriptions. 800-555-1212
Free 24 Hr. Recorded Details

well i use craig proctor's system but they are both good guys.

The main thing is you have to do testing and committ to it for awhile to see what works and what doesn't.Each market is different and you will notice certain parts of a system don't work well in your market and others do.


Look at these things with your ad:

1.Absolutely make sure you are not in the real estate services section in your classified ad newspaper,make sure you are in real estate for sale section.If you are in services fight them on this if they won't budge find another paper.One way you can get around there rules is too do a split ad where you have the message on top and then info and a picture of the home on the bottom.

2.Look at how many people are already running the same or similar ad,if it's too cluttered don't run the ad in there find another paper.If you really still want to be in there run a border around your add and make checks or stars on it to make it stand out of all the others being used.


3.that add looks i would say though that my experience is that the distress sale or foreclosure ad is my number one ad(it appeals to a buyers sense of greed and getting a good deal).
you could say free weekly list of distress sale homes and foreclosures instead of homes for sale.You will get alot of people to call,you still will have to call them up and qualify them which you have 90 days to do even if they are on the dnc because they solicited the info from you.Usually you will show them a few homes foreclosures and they will not want to do the work involved so they will be deflated.This is when you say "If we could find you another home that had less work but still was a great deal and fit your needs would you be interested?they usually say "sure!"

Good luck and i have to say the things that have worked best for me is hotlines,newletters,and a website.

Hi Toleisa,

People are changing the wording to get them to pull better like, Free List of For Sale by owners, Free List of Bank Foreclosures, Free List of Bank Repos.

Also if your paying for it rather than a lender, it might only be worth it on sundays, you should test.
