Other than virtual tours, what are some "listing extras" that you offer in your LP?

I am looking for stuff like feedback services (www.homefeedback.com) and other value-added services.

We offer a pre inspection so we know if there are going to be any issues the engineer may discover that will result in renegotiation. We get a great price of $99 and it is well worth it, buyers can not use that stuff to back out.

* Individual property website (costs about $12 per month).

* Professional photography of their residence (if it shows well on the MLS, you'll get more buyers to view it). Costs me about $100-200 per property.

* Free Home Warranty. Costs me about $400.

Costs me about $500-600 per listing, but if it means getting the listing I'm all for it - especially since I don't normally deal in homes less than $300,000. Yep, I'll spend $500 for that $6000-$10,000+ commission! \:D

Just a comment on creating a website for your listings. This can be accomplished for $0 if you already own your own domain and have it hosted.

The ultra cheap way is to simply create a tier 3 domain for it. For instance, my domain is www.soldbyrobert.com.

If I wanted to create a website specific to a property I could make a website called 123easyst.soldbyrobert.com. This would then go right to the website for that house. I have a couple of templates I use for homes. The site can literally be up in 30 minutes or less.

Now, the slightly less than free way is to create a tier1 domain. So you could go to someplace like www.networksolutions.com, and buy the URL for your listings address. Point that url to your existing host, then create a directory for the homes website and do a re-direct at your host to point the homes URL to that subdirectory. Buying the URL (www.123easystreet.com)for a year costs about $35.

In the past I have used both methods to get a website up for a listing.

The great part is that you can track the traffic the site gets. I have not noticed a difference between the two methods as far as traffic is concerned.

Good one. I have not had a chance to use it yet. But I am hoping to real soon. And when I get a listing I am going to use my existing homestead account. I will create a domain.
123funstreet.homestead.com
Then buy a Domain name for 8 dollars and have it point to my homestead domain. \:\)

One pretty effective thing I've done is to have the prospective seller call my IVR 800# during a listing presentation or call it myself using the speaker phone on my cell phone so everyone can hear the recording.

I then show them the immediate page I get with the number captured on it.

Most are impressed.

For the techie type sellers I show them virtual tours, how their listing will look on Realtor.com with the extras I have, my website's positioning on the search engines, etc. Engineeer types love this stuff.

For instance contrast this half million dollar listing on Realtor.com with the rest on the page:
http://tinyurl.com/hbl5e

You're the seller; which one would you want your house to appear like???

And as an added side benefit, if a consumer selects the "Display Listings with Virtual Tours First:" option that also puts your listings high in the search order.
