I have a current listing in local historic district, beautiful & all finished. Has small corner lot, but great landscaping. 5 bedrooms, 3 baths, etc. Not anything happening on it? Double checked w/other realtors, they agree with the listing price. Great turnout at open houses, good feed back. The seller is moving the end of the month cross country & closing on their new house this week. I need new ideas QUICK!!! So I am asking my peers??? Thanks in advance!!!

Send fliers to other agents that work a lot in that area. How are you advertising? Sometimes in neighborhoods like that the neighbors are a good source for potential buyers. They may know of people interested in historic homes (as they obviously are). Have you sent postcards/fliers to the neighbors? How long has it been listed and what is the typical DOM for the neighborhood? Have you followed up with the "great turnout" from your open houses?

Have you tried marketing to other historic districts across the US? You could send them a simple letter and pictures, maybe someone in their district is looking to relocate.
