Hello everyone. I've begun a serious expireds campaign. I would like to set up a private relationship with anyone doing the same. I want to critique marketing materials, strategies, experiences, response, etc...basically anything that will get us listings.

I've been starting expireds, and have some great ideas, but have had a hard time with the follow through (Expireds should be kept in contact with for a bit)

Can't do expireds here. Its in our privacy code. Can't even contact the seller once its off the market for any period of time even if you had a buyer specific to that type of property.

can someone post or send me their expireds scripts? i am interested in doing them here too. we have so much inventory that isnt selling, it is crazy not to hit the expireds. thanks.

I have had a couple of listings off expireds. I must say it is a LOT of work. Most of the agents remove the seller's number and you spend hours looking up phone numbers on yellow pages. Then once you finally have your numbers, half of those have been disconnected and you leave messages for the other half.

When I leave a message I just say this is Kim w/ blah blah, calling about your home for sale. If you can call me back when you get in, I'd love to talk to you about it.

If they answer, I just ask them if they think they know why the house hasn't sold yet, they will pretty much tell you everything they didn't like about the marketing, the agent response, etc etc. I'm genuinely interested in their experience and how I can improve their opinion of realtors in general.

I just focus on customer service along w/ technology- virtual tours, great photos, magazine ads etc

When I actually find a phone number that isn't disconnect or on the DNC list, I usually start the converstation by saying, "I've been working with buyers in your area and I noticed your home was on the market, but that the listing has expired..." Then I usually ask them for some reasons they believe the home did not sell. I find starting off by saying I have potential buyers for their house grabs their attention.

if you think about it, anthony is not really lying if he has ever had buyers looking in that general area. we always have buyers coming out of nowhere asking to see homes in all areas anyway. so if we were to get info from the sellers about their homes for our future buyers, it will help us in the learning process too.

That's why I asked. He begins the approach with working with buyers in the past tense and then, at the conclusion of the post, the tense shifts to present.

Nothing wrong with the former; but I question the latter.

I work for a few large Realtors in the US and call the expireds and withdrawals for them. It works well. I typically get 3-6 appointments per day for the expired and withdrawals and I do have access to pretty much any state as well as the FSBO listings in any state which generates about 3-6 listings per month.
