I'd like to add a few more bits...
Sphere of Influence #1: 1st Time Homebuyers
Great for Realtors who got into the business early in their career, and can easily connect with prospects in their upper 20’s to early 30’s.
Sphere of Influence #2: “Move up” Buyers
These are prospects who have “graduated” from their initial “starter” home and are looking for a little more space in perhaps a nicer area. This group sets up well for Realtors who’ve lived in the area for a few years, and has a feel for the different subtleties of the neighborhoods.
Sphere of Influence #3: Corporate Relocations
These prospects have just moved into a strange city (usually many miles from their original home) because of job relocation. The RealtorÒ best suited for this group has lived in the area for a number of years. Ideally you will have also worked in Corporate America or have been with someone who’s worked in that environment, so you can better identify with what they’re going through.
Sphere of Influence #4: 2nd Home Purchases
This usually works best for New Agents who live in “vacation home” communities, like Florida, Cape Cod or Martha’s Vineyard. You definitely want to have lived here for some time, and if you originally grew up in this town that would be ideal. If that’s not the case but you still find yourself in this environment, I’d recommend spending a week at the library finding out everything you can about the community so you come off sounding like a local.
Sphere of Influence #5: Aging Parents or Older Persons
These prospects are getting ready to move into a retirement or assisted living community. They’re ready to sell their homes and will probably use some of the proceeds to finance the transition to the assisted living community. A Realtor working with this group has to be an expert communicator (and extremely patient), since you’ll probably be working with the prospect as well as their kids. It would be nice if you have parents who’ve already made that transition, that way you could ease the tensions of both parties based on your personal experience.
