LL, what company are you with? im in las vegas too. i work for Prudential. i dont have a pre listing package but its not a bad idea...someone should post what they include in theirs.

I make an appointment, preview, take photos, do CMA and list. The owners normally give me "Other Broker" packets -

I do. It is more of a synopsis and "what to expect" package. I use it as more of a teaser, but it is not intended to be the entire package.
I am considering creating a pre-listing DVD of about 8-10 minutes that has the same synopsis, filmed testimonials, and a few other items.

I do not use one yet but a fellow Realtor for GMAC here in ATL uses a pre listing DVD and has huge success with it. She says it basically answers a lot of sellers questions and many times they are just ready to sign paperwork when she comes for the appt.

Well Greg, I don't know exactly how long it is, but I can tell you that it's mostly a Power Point presentation made specifically for her target area.
She drops them off at Expireds, FSBO's and of course to sellers who call her for info.
