We have a lot of new construction going on here in Jacksonville. A lot of Buyers just sign with the builders agent without representation. I'm sure it works out for builders agent because they get to keep the entire commision.Do you think they would be angry if you handed out cards while touring a model? What are your thoughts on this.

Since I came from the construction industry I am farming builders. Stick with the smaller custom home builders. Most of them don't have an on staff agent. I'm meeting with one this week for a possibility of 3 listings. Also make sure you know what a builder wants before you target them. They have different needs then a normal homeowner.

No Ben I think you misundestood me. I meant less say I am walking into a model to preview it (as I like to do) and I see some people touring it as I will be doing is it O.K. to give them a business card? I am not trying to work for a builder I would just like to offer buyer representation to any of there potential customers.

The builders won't like that. I'm not sure if they can do anything legally to stop you, but it would be frowned upon.

I guess in my heart I knew that would not be right it would have been so cool though. You know to pick up a customer who you know was just about to sign a contract with a builder.

Don't most builders require the client to register the agent on the first visit? They do that here and they are VERY strict about it.

They require them to register here and most builders consider it an EBA. Many an agent have been cut out of the deal by having their buyer register to see a new house in a development.

Any builder I know would kick your butt out of the house, and would give you a very tough time when you did bring clients in. Builders respect Realtors that bring in clients. Everyone does what they do best.

For future reference, any prospecting plan that begins with you approaching someone else's customer with "psst, hey buddy!" is probably a bad idea.

hehehe... if you can't take this heat whatchya gonna do when your contractor has a crow bar in one hand, a sledge hammer in the other and a look in his eyes like he just caught ya in the back seat with his daughter...

The point of my post wasn't to thump on ya some more, I really do think you might be able to find an opportunity to work his list... at least I'd ask.

Subdivision I currently live in (no professional allegiance) states when the potential customer is present that they will pay a 5% commission to the agent if they are present when the customer registers; if they are not present when the customer registers, but the customer informs the builder they are represented they will pay 3%; if a customer (or agent for that fact) states afterwards that they are represented no payout.

Now having said all of that, I think that they buyers that buy in new construction need representation moreso than in other circumstances. And it wouldn't be from teh builders' agent that I would search for that. Just my opinion.

Watl I just know personally so many people that have not so much been duped by a builder but not given the best of care because they thought the builders agent was working in their best interest. But again to close this topic, I WILL NOT APPROACH IN A MODEL.

Depending on the market, the builders can be your best friends. Since our market took a tech dive in 2003, builders have been great to agents because we've accounted for roughly 60-85% of their sales. Most started letting us just call ahead to register a client to get full commission, we can hold 1st time buyer seminars onsite, and they entered us into drawings for new car giveaways just for showing the product.

Some were still trying to be sneaky at the closing table, but they quickly learned that if agents hear that other agents are getting ripped off, they won't get much business.

P.S.

Luvduv, there's no need to fight with people on this board. If you have intelligent questions and things to say, you will get referrals from buyers and sellers. There are many more people lurking here than actually posting.

Dee I didn't want to fight but I got my answer several post ago and got the point. It just seem that people kept wanting to keep it going in a negative light. I definitely don't mind constructive criticism because I will be a brand new agent and will need as much help from this forum as I can possibly get. I will have a lot more questions in the future and I will ask them to get answers such as the on that you just gave not to personally attack me or my integrity. I feel like either you are going to help someone or you are trying to hurt them and negativity has never helped anyone.

I went to an interview with GMAC. They told me that builder's agents don't make a lot of money. Does anyone know if this is true?

You can't be standing around the builders trying to attract buyers. But why not purchase ad space near new developments - bus stops or whatever other signage is available - and put out a creative ad? Like, "The builders have agents; you should too!" Note: I am not saying to stick some signs in the ground saying that. Start an ad campaign and educate the public about why they should use you.
