The actual definition of a Purchase Money Mortgage is as follows: "A home-financing technique in which a buyer borrows from the seller instead of, or in addition to, a bank. Sometimes done when a buyer cannot qualify for a bank loan for the full amount. Also called seller financing or owner financing." Thus the answer to your first list is "D: Given in partial payment of the purchase price; normally lent by the seller." As regards your second question, I'm reasonably certain that the answer is "C: A title search" (because, unlike the other three choices, it has nothing to do with the financial side of things). However, you may be able to get more of an understanding by visiting the website at http://www.vaned.com/index.cfm/fuseaction/EP/Tab/EP It relates to the specific situation in Colorado, but I imagine the principles will apply in most other parts of the US. Sounds like to me they aren't reading the book or studying but somehow got their hands on a test and are looking up all the answers and these are the ones they couldn't find answers too.
Either way, it seems to me they are cheating somehow.

These are out of a practice test for a realestate broker. In Colorado you can only get a broker licence

Well, I have the right to think you are cheating. By you calling me stupid without telling me where you got these questions, just proves it in my mind.
Also, you may not order me around. I'm not stupid, and I'm not about to be controlled by some punk who thinks they are better then me.
If anyone is stupid, it's you. Your coming on here asking for answers instead of setting out to find them yourself, how are you going to learn?

Only in Colorado and North Carolina (they are writing the laws for it). No "agents" in those states, only brokers. There might be other states, but those are the only ones I've heard of.

well my dear, thanks for your opinion, and i do know the answers, but i promise you that they are your in book if you look really hard, say, in the glossary for hte topic, and you may just find it. i worked my butt off to obtain my license, and by you calling someone stupid, is rude and wrong, and if you were a broker, would be ethically wrong if you were a member of NAR and also against TOS here on this board. so have a nice day.

erika: The answers to the multiple choice questions are, as it's been suggested, unquestionably buried within the course material. You simply need to go looking for them. Without boring you with the gory details of teaching methodology, the intention is to ensure that you do read, digest, and remember the various points the course is designed to cover. I'm not convinced that this is the ideal way to teach people, but it's certainly a technique that applies to numerous courses, and this includes many that deal with real estate. The underlying purpose is to get people to "learn by rote." This relies on memory recall [e.g. 2 x 2 = 4] rather than the development of understanding. (For instance you KNOW that two times two is four, don't you? But it's a fairly safe bet that very few people are able to explain and prove it!)
