I've read this board for some time now and find it to be very informative.

I have a question. What would you do if a friend told you that they knew a seller that wants to fire his current agent and get a new one? My friend wanted to know if I would be interested in the listing.

I asked what the problem was and she said the seller wants the listing agent to be the one to bring people in and show their home and prefers the agent also bring in the buyer because that was their job. Apparently the home is not showing much. I don't know any specifics on the home.

I don't think this would be a good listing to take considering the seller seems a little demanding. In my area if you list and bring the buyer in it is considered dual agency which I prefer not to get involved in.

We learned in class that sometimes it's better to pass some listings up than to deal with very difficult sellers.

I'm a fairly new agent and really don't want to get into a bad situation. I don't know if the original agent still has the listing or not. If the agent has done all the things an agent should do then I don't think anyone could do much more. Perhaps this seller is being very unrealistic and wants their home sold now.

Some sellers think agents have a magic wand and can perform magic in a short amount of time.

What do you do?

Moot point; you can't pursue the seller while under an active listing contract anyways.

IMO The listing agent is hired to market the property, not necessarily personally bring buyers. I also believe "Agency Exclusives" hurt Sellers. As an agent (should this friend be out of their contract with the other agent), you need to educate the Seller about this. It is likely the Seller has an arrangement that if he gets a Dual Agent, he'll pay less commission. Dual commission arrangements are usually ugly. If the Seller won't listen to you, run (not walk) away.

I have had a few 1M+ listings that the sellers required that I be there for all showings. With a listing of that type I have no problems with that request. I would have a serious problem with the same requirement for 100K. Manty sellers are under the mistaken impression that the listing agent should be bringing buyers and that mistaken impression needs to be corrected. If you want then contact the listing agent and ask when the listing expires. If it is about to expire and you want it then be there the day it expires. Make sure the seller understands the ground rules up front on what your job is as the listing agent.

Most of the luxury high rise sellers here are the same: listing agent to be present during showings.

Assuming this seller is no longer under contract with another agent, I would talk to the seller myself to learn first hand what their expectations are and what issues were not addressed with past listing agents. You may find out that it’s not what you were led to believe. If in fact the last agent did everything and there are expectations from the seller that you are not willing to meet, you can respectfully decline.

Hey I would do it just make sure the selling agent can prsent a mortgage commitment qualifing the buyer for that price house fAxed over to you prior to showing it.You can also ask the agent what the criteiria is that his customer is looking for prior to showing it this way you dont waste anyones time including the selling agents.Some agents tend to be nieborhood tour guides so prequalify the agent also.If he did his job right he wrote down every detail the buyer is looking for in a house.Then your not wasting your time or anyone elses.

Make sure the contract is cancelled before talking to the seller.

Then you need to treat it like any other seller and not let what you heard from your friend change anything. If you do a good job in the interview process you will be able to tell if you want to work with this seller.

Remember you are interviewing them just as much as they are interviewing you.
