I am very new to the investor world and need help from all of you good people....please.
Can someone direct me to a couple of good preforeclosure websites? Also, is there a website that I can go to in order to find investors that will buy the properties that I am able to find?

No such thing as a good Pre-foreclosure web site. They are all poor and usually have out of date or totally incorrect information. Those that charge for information are typically even worst.

The only way to get good pre-foreclosure information is to get it yourself. Many ways exist to do this, and all require work on your part and not just asking to be pointed to a gold reserve.

The first thing you need to do is to fully understand your market, the procedures in your state, ability to be observant, personally enabling you to approach people, knowing where public documents are filed and available for review (often on line), a knowledge of valuations, ability to perform CMA/BPO, ability to perform Due Diligence and what it is, understanding of acquisition methods available (beyond traditional RE) and divestment plans in advance of even attempting to make investment purchases for yourself or clients.

Pre-foreclosure web sites are just 3rd parties attempting to separate you from your money... many are very good at that but totally incapable of providing actual information on properties in a useful time frame... I receive calls on properties that web sites have "sold" to people that I sold over 2 years ago.... they just keep re-selling old information and are almost always 45 to 90 days delayed in posting "new" pre-foreclosures that are not actually true pre-foreclosures only some that are actually in the foreclosure process, only not yet sold by court order...

Real pre-foreclosure opportunities are before foreclosure legal actions start. Tapping into that is where the deals are, and no web site can provide that information at any cost... you have to develop it for yourself.

Why are you so negative to pre-foreclosure websites and foreclosure websites?

I too have been burned by bad information but here in NJ we have some good resources.

Pre-foreclosure

njlispendens.com - (used by attorneys I know)
njpreforeclosures.com

The both have a strong following here in NJ along with their magazines.

American Foreclosures
The Foreclosure News of New Jersey

Sheriff Sale Websites
www.sheriffsalesonline.com (mine, of course)
And another good one which I hate to mention is. NJSheriffsales.com (but they only cover 2 counties- Morris and Somerset)

In foreclosure situations, properties can sit around for months due to bankruptcy. Websites like these make it easy to get the information.

You just have to find a good one!

Your best bet in getting good data for pre-foreclosures is getting it from the county recorder's office. This list is not even named pre-foreclosure. It's a pre-foreclosure since the homeowner defaulted in mortgage.

You have to know how the county courthouse do their notice of default proceedings.

Another valuable information where you could access the recorder's file is via online. Bear in mind this is under the assumption that the county have their file available.

The root site to find all the county's record is at http://naco.org. Locate the county of your choice and find the recorder's section.

I am a realtor in south Florida and I have ready online access to Lis Pendens information and MLS foreclosures in the markets, all of which I provide to many of my repeat investor clients for free. They use me as lisitng agent for short sales and to help put the deals together for them.

So in answer to your question you might want to check and find a local realtor who specializes in working with investors to help get you the information which you need. If you have problems locating one just search the internet for your closest real estate investors club and go to their websites newsletters and you can find someone there. Hope this helps.
