Ok, I am licensed in two different states that border eachother. Now I have a uncle that builds a couple homes a year and just broke ground on a new one in the state I dont live in but I am licensed in. These are really nice brand new homes. Luckily now that I have my license I can list for him. But I am not sure if it is out my listing area because from what i've heard, you can only list homes within your MLS area, correct? If it is out my my area, I am still licensed in the state, so what do I do to recieve full commission. Because he told me although he always list the homes with agents he still basically sales it himself, and he's ok with that. I realize some people might say just get a refferal but I figure that I dont have to do much more to get the full commission which will be well worth doing for the extra work, trust me. Especially if I get both sides. What do I do?

If you are licensed to do business in a particular state you can do business anywhere in that state, not just in the geographic area of an MLS you happen to belong to.

It's also possible to belong to more than one MLS.

You probably also need to be affiliated with a real estate brokerage firm unless you're also a broker and have your own firm.

Adding to what JimLee has already said... to be effective in your representation of your uncles properties.... you should be or become affiliated with the MLS for that area or Co-list with someone that is or do the referral.

If you can not effectively service the listing then you really need to look at your motivations on taking it. Poorly serviced listings can lead to more problems than normal and could be a liability rather than an asset.

You can do business anywhere in the state in which you are licensed, even if you are not within your MLS area. Actually, to sell RE and agent does not even have to have acess to the MLS system. If you have not signed up w/ your Board of Realtors and are not a REALTOR, you actually will not have any access to the MLS system!
