How Do You Know a Listing is About to Expire?

I hope this isn't a dumb question, but how does one know that a listing is about to expire within a few days.. How do you do the MLS search for that? Thanks so much for any help. Lisa

There is no way to know for certian the exact date, unless it is your listing. But since your asking I'm going to assume it is not You could watch the market time and keep an eye on the homes that are 60,90,120 etc days on market since its pretty common(at least in my area) for agents to sign for that length. With that, you still cannot contact them until it shows as expired on your MLS.

Read the REALTORS code of ethics, and Standards of practice.
You better not try to contact a seller on a listing prior to the expiration date or you may be brought up for violations. Interferring with a contractural relationship. Plus what ever state laws in your particular state, if any.

I'm sure she wasn't planning on contacting an active listing, hence the reason why she wants to find ones that are "about" to expire, to be able to contact them after expiration asap before they list with someone else. Unfortunately there's no way to find out that info. I would suggest setting up a notification search for expireds so you'll get an email everytime a listing expires.

Thanks so much for any help. Lisa The Houston MLS uses Tempo and we have what's called a Hot Sheet. Each morning I pull one up for the previous day and the current day. It has all new listings, pending listings, expired listings, withdrawn listings and terminated listings. I can pull them up by area. If you want to be really industrious, you can pull up the current day, after midnight when your MLS refreshes (assuming yours is like Houston's). Then you have a package waiting on them when they wake up in the morning. Sounds good, but it's not something that I've ever tried to implement. I know some do though.

Our MLS requires that we put an expiration date on our listings when we enter them into the compuer..or we will be fined! I mean, there is no way to tell whether or not the listing will renuew w/ the same agent...but there hould be a specific date on the MLS.

Other agents don't see it.

No, I just wanted to know, for one I guess just to send out a mailing after the expiration, but mainly becuase I had agents calling my listing a day or so before it expired. I thought it was wrong asnd was wondering how they found out it was about to expire. Thanks to everyone for their advice. Lisa

Most MLSs' post expired listings each day on a daily 'hot sheet', you can contact them once they're expired. You can also ask the listing agent when the expiration date is and if they refuse to tell you then you can contact the sellers directly and discuss taking the listing when the current one expires. NOTE, this practice is usually not a good way to win friends and influence people and will probably cost you some votes if you ever decide to run for president of your board. I did not see anything where any one violated any Tos.Camp merly made a statement that she had better not contact them prior to listing experation which is common knowledge among anyone who took the real estate course in any state. But it is good advice And I dont think it was meant as an admonishment.And Lisa was not implying that she would do that.However we do not always comprehend what is read as it is meant to be said as we all have different perceptions.And carter we welcome your frendly reminder as it is in the sprit of concern and freindship for your fellow successful realtors/and or prospects and future failures.And what you say is true 2 in 100 may make it in the business as in most sales endevors.I just dont like to dampen their sprits before they give it a try.On the other hand I should less compitition lol.

Lisa no question is a dumb queston if you ask it to learn the answer.In our line of work asking the right questions is what makes our sales and gets our listings.If yourboard uses strtus it can be done and there may be other systems.Stratus has a box that you can pull up all expired or put in a expiration date for your search or you can search for listings that started about five months ago or two months ago.then isolate the ones you want to keep an ewye on. Its best to contact your mls people on the phone. Also being that you are in New Jersey Would you do a CMA for me on 210 knapp Terrace Leonia NJ.This is my fathers property.

However, is there any problem with perhaps a MB you're working with doing it and letting the seller/buyer know they work with you? Just a thought... Storm
