I'm confused. He clearly replied to your pass/fail statement. The point is the home inspector DOES NOT pass or fail a home. The buyer makes an informed decision. Focus, Paul.

I can tell you are confused! I will try to make this simple for you.

The pass/fail perspective is from a seller or agent perspective and refers to the INSPECTION CONTINGENCY! Let me say that again the INSPECTION CONTINGENCY!

Let me explain this for you since the only part of the transaction you have any direct knowledge of is the Inspection itself. Once the buyer gets their home inspection they have 3 options; proceed with the sale, submit a repair amendment or kill the deal. From a sellers perspective the first is a pass, the second is maybe and the third is a Fail. If the seller agrees to the repair amendment then that is also a pass. Pass means the Inspection Contingency has been removed and the sale can proceed and Fail means the deal is dead!

We are not talking about the BUYERS we were discussing a ReMax commercial where ther listing agent was telling the sellers that heir hosue passed. Seems the inspectors are trying to add meaning to the commercial that was not present or implied.

We are not talking about your precious inspection report contents! Seems that you are another inspector that has context issues!

This bickering between Home Inspector associations seems to be endless and is common throughout North America. Everyone "usually" is only interested in promoting the organization they belong to. I am sure most professional home inspectors have not stopped learning no matter what association they belong to, and in doing so bring credibility to themselves and their organization.

There are bad apples in every aspect of business and home inspector s are no better or worse than anyone else. It is up to ourselves to set a good example for others to follow.

I didn't read all five pages, so this may be irrelevant by this time, but where was your agent? and why would you waste time with this person? move on! find a reputable inspector and get a report that you can get your teeth into. report this "inspector" to whomever oversees such . . . why would you worry and sweat over something you cannot change? she didn't charge you anything, she was a flake, move on!

The perfect description of a "Real estate agent friendly" inspector. That was the first red flag.

The 2nd red flag was the organization to which she belonged.
