We are interested in a home and may be having it inspected soon. When we make the offer with a inspection clause, do we ask that they pay for any repairs that the inspector says is needed? Can we make an agreement that they fix things that the inspector may find BEFORE we hire and have the inspector come out? The price of the inspections are going to be tough for us, and I worry that we get the inspections and then seller says no to fixing the stuff. Is there anything to protect a person against that?

The inspector's job is to point out the issues with the property. YOU get to decide what repairs are NEEDED before you buy the property. In my experience, sometimes the buyer wants everything fixed, sometimes just part of it, and sometimes none of it. Depends a lot on individual circumstances and what the issues are.

Speak with your Buyer's Agent about what is typical for your area with the offer contract in regards to repairs. You do have a Buyer's Agent don't you.

Find your inspector now and you'll have more time to investigate their qualifications.

Yes, coming up with the price of the inspections is sometimes tough, but the price of NOT doing the inspections is usually even higher?
