Do the inspector who performs new construction go thru any special or extra checklist then on resale?

Appreciate any tips or cheat sheet for new constructoin inspection.

I'm not sure I understand your question.

Are these "phase inspections" or "draw inspections" where the inspector goes out once a week or so and checks on the progress of the work for the bank or financing company?

Or is the house completely finished and ready to move in?

Phase/draw inspections require greater knowledge of current codes and their inherent details than a generalist home inspection. I don't do phase/draw inspections because my errors and omissions insurance does not cover me for such inspections. If I held licenses in plumbing, engineering, architecture, electricity, roofing, fireplaces/chimneys, hazardous materials, etc., then I would have E&O insurance and could perform such inspections.

Most home inspectors are generalists, preferring to know something about everything (a generalist or Jack-of-all-Trades) but everything (a specialist or expert) about nothing.

With your comment on "resale," it sounds like you are talking about phase/draw inspections and then, when the house is complete, another inspection for the sale of the house. Is that correct? If so, I don't know of any special or extra checklist for when the house is complete. Indeed, the nature of the phase/draw inspections is such that I think they should be more detailed than the generalist inspection on a completed home.

No, generally not. And in many cases, rely on the permit inspection as being sound (not always correct). The difference is in how descrepencies are dealt with, as a builder typically 'warranties' over a time period (typically one year) as opposed to resale which is 'at the time of sale'. Compliance is always an issue, ie; any easements are in place and that caveats are all registered.

From what I understand, home inspectors have a separate checklist (if you will) for new home construction. Just because you may be buying a brand new home doesn't necessarily mean that corners weren't cut by contractors. I used to manage a small construction company, and I had to watch our sub-contractors closely because corner cutting is a regular occurrence (unfortunately).

Most professional inspectors do not use a "checklist" as every home is different. That is more along the lines of "cookbook" inspecting and rely on the inspector learning as they go rather than knowing what they are doing already.

The person or company who was the builder was most likely not there to inspect every bit of work done by subs. I always always always reccomend inspection, even on new construction. How will you know if the electrical, heating, roof or any other system was installed incorrectly until the problems occur years later?
