I would like to say thanks to you all for the replies to my questions.But i have another one?I got my house that i want to buy inspected today.There were a few problems,like the roof the inspector said it would need to be inspected by the insurance people before insuring.he said there was hail damage and nail popups.he recomends repair or replacement.he also saw a peice of lumber on the ground that had sighns of termites (old peice) but no infestation or stucksural damage.He also noted no termite pest control for this.besides a little electrical work and a little remodeling needing to be done its not bad.My question is?Should the seller fix this or should i renagotiate the price or what.I see my realestate agent sunday to go over this.I would like a little feedback.Thanks sorrt for the typo.

That is a question best discussed with your Realtor rather than a home inspector.

If I were buying, I would ask for the Universe and settle for Earth. However, depending on circumstances, your skills, your friends' skills, etc., I would ask the seller to repair things that are immediate safety hazards or require a licensed person to come in, such as a licensed plumber, a licensed electrician, a licensed pest control professional, etc.

Out here in San Diego, everything is negotiable except stuff that is required by law, such as working smoke alarms, seismic bracing at the water heater, etc., and anything that is in the purchase contract.

A lot might also depend on the type of real estate market. If a seller's market, you might only be able to ask for Earth and settle for Texas. If a buyer's market, you just might be able to ask for the Universe and actually get it.

But, again, consult with your Realtor.

Where are you in Texas? I'm a native Texan, born and raised in Kingsville (south of Corpus Christi) and a graduate of Texas A&M University. Lived in Houston from 1977-1982 and College Station from 1982-1993 when I moved out here. You wouldn't be interested in sending me some Texas barbecue and some chicken-fried steak, would you? LOL \:\)

im from fort worth ,lived here for most of 35 years.i am a hvac mechanic,so i cat fix some things.as for the ba b que and chicken fried steak come and visit us.thank for the replie.

A piece of lumber on the ground that termites have been attracted to does not "qualify" as a legitimate reason to treat the home for termites....at least not in my state. To suggest this could cause a PCO to incur some heavy fines if not have their license yanked. I'm pretty sure your state has licensing requirements for termite inspectors. I would call a licensed company with a good reputation in your area and have a real termite inspection performed. Not just a "look see" but a full written report on the state approved forms accepted by lenders.

As far as the roof goes if it were me I'd have a professional roofer render his opinion.

Both suggestions will cost you a bit more dough but it's better to consult with specialists when faced with iffy problems before negotiating repairs with the seller.
