Hello,

Is there a how to list somewhere ? ...
What are the steps a real estate agent normally would follow e.g after a listing is signed
1. make pictures
2. measure the house
3. place sign
4. put into MLS
5. advertise
6.
7.
8....
9...
10. receive offer
11. contact seller
12. make appointment with...
13. ....
.
.
25. closing
26. shake hands
27. send thank you note


What about the procedure with a buyer ?
1. get exlusive contract
2. ask questions
3. search for houses
4. show houses
5.

10. deliver offer
11.

13..
14 make appointment with inspector
15...
16..

Can anybody fill in the blanks ?

Is there a book which helps step by step with the practical part of this business ( and does not deal with how to find clients )

That is a good list. But of course the actual list may vary based on state, area, association, and policy of your broker's office.

I came up with a worksheet I hand to potential buyers that come into the office. Some of the questions on it are time frame they are looking to purchase. Do they have a home that they will be selling. Its pretty informal but it gives them something to do while I am pulling up listings for them to look at. It also answers a few questions for me and allows me to know a little more about them up front. I also ask them to describe what the ideal property would be and if I cannot find the ideal property what features are most important to them.
