Hi, I am new in the realestate investing field. I think I made a mistake and would like your help and inputs.

I am looking at 2 properties in syracuse, and did some research. Then I asked agent A for CMAs on those properties. I know agent A because she helped me on a deal several month before (although the deal finally fall off). Then I called the owner to setup an appointment to see the properties. The owner asked agent B to show me the house.

I prefer buyer agent over dual agency. So I asked agent A to come with me. But here my problem came:

1. I made a mistake, because I should have asked agent A to make the appointment and show me the house, the fact that I called seller directly makes agent B is the one who show me the house, and agent B is expecting to get all the commissions by dual representation.

2. But agent A also helped me, so I don't want her to get nothing out of the process.

3. Agent A and my finance source know each other, and should be good for me on the buying process.

4. Agent B said if she work for both parties, she could lowered the commission to make the deal better.

Now, what should I do? I know I made a mistake by not following the rules, but if I place the offer through my agent A, would it be unfair to agent B who show us the houses?

Do you have buyer broker agreement your agent A? If so then let Agents talk over how they want to handle the deal. I have opened door on my listings for buyers whose agents are busy or they drive by during open house.

When Agent B showed the house you were just B's customer and not B's client. I assume that B then asked if you had an agent and you said no. B also hasn't asked you to create a formal agency relationship either I assume so if you really want to do right by A then you'll just go get A and create a formal relationship. You should really do that if you don't like dual agency.

Sounds like you want representation and still need it no disrespect at all intended. It's just smart real estate.

Sounds like you haven't signed anything or agreed for agent B to represent you. Agent B wasn't the "procuring cause" of the sale and you didn't ask them to represent you, so I don't see why they'd think you were their client.

The seller usually pays the buyer's agent commission anyway, so why would you care if the commission was lowered? Is Agent B trying to provide a kickback to you for using them then? If so, I wouldn't trust them.

Agent A sounds like they'd really have your interests at heart.
