Hi - I'm a first-time buyer. I don;t want to freak out but I have a question I hope you can answer.

I have a buyer's agent and we've presented an offer on a condo.

I just read thru the agreement again and there is nothing saying that the seller will pay the commission.

Before we visited the condo, my agent called the owner and he agreed to pay the commission.

Should I be worried?

I wouldn't think you would be required to pay anything unless you have it in writing that you must pay your agent. Your agent would be the one to worry if he/she doesn't have a listing agreement in writing.

I signed a disclosure agreement. I don't recall signing anything that said "listing" on it. But at that meeting, the owner didn't sign anything either.

This Realtor is a friend of my Moms' who goes to our church. She says not to worry.

In my area, we have a separate addendum that is signed by the FSBO seller agreeing to a one time showing. I am assuming you purchased a For sale by owner?

If you purchased a listed home, the agreement to pay commission is on the listing agreement the seller signed with the listing agent, not your purchase agreement.

If you signed a Buyer Agency Contract (as opposed to just a BA Disclosure), it should explain exactly when and how much commission you could be accountable for. Typically an agent would get either a protection letter, or a one party listing to ensure that the for sale by owner seller pays them a commission.
