First I would like to thank you for providing such a wonderful forum !
I am a new real estate agent and just started with one of these huge real estate agencies - and I am totaly lost.
During my real estate classes I learned all about agency, disclosure, dual, designated agency etc. and thought I understand everything-but now....
I am specialized in relocating people from Europe. I will get listings from European clients living in the US and could sell these houses to Europeans, because most of these houses are tailored to European needs.
When I asked my broker about listing and selling my listings he told me what I have learned-that I only can represent one part and when I am the listing agent and have a prospective buyer, the buyer needs to get an other agent. In this case another agent of our company would be designated as buyers agent and we would have designated agency.
At a luncheon I overheard a collegue, also a real estate agent and a top top producer in our office. She told a friend that she will list a house, but will offer it to a buyer she knows first and expects him to make an offer. She also expected that she could avoid putting the house into the MLS.
Is it o.k. for an agent to list a house and to take an offer directly from a buyer without an buyers agent ?
I am confused because I learned otherwise and my broker dissaproved it for me- but not for my collegue.
