I am a new agent, and I received my license in mid Jan. The brokerage that I work for also has a development company. My broker gave me a referral and said take him around, but also try to push this property that we are redoing. So that is what I did, I took him around, and was pushing our property on him. After taking my cleint around he was not happy at the other properties he saw and decided to buy our property. When my cleint agreed to purchase the property, my broker said that he is no longer my client, he is his client. Is he right?

Technically, anybody who has signed a listing contract or Buyers Agreement with xxx of ABC Realty is a client of ABC Realty, not the agent. If your broker did indeed give you a referral, what were the details? Were any details discussed before taking this person to show properties? You should be compensated for your efforts.

No details were discussed. He just said here is a referral, he's preaapoved, this is what he's looking for, see if you can get him to buy our property.

What a jerk, although I suppose any lessons a good lesson. I'm sure as you career develops you'll be talking to a few more 'professional' brokers with whom you'll want to associate with.

If you had a signed referral agreement (ALWAYS a good idea) your broker would likely be in violation of the law. That's already been noted.

Two add ons:

1. It's my experience that's more common than not... there are many incompetent and unethical brokers practicing. A broker's license is not a guarantee of compentence or honesty.

2. You should ask yourself - particularly as a new agent - if this is the environment and example you should be working in.

Yes...a "phone message" which another broker has given you :-) even with their "initials" on it doesn't represent the "agreement". Silly as it seems, get the agreement with percentage agreed upon...SIGNED by the person who gave you the referral, a copy for them, one for you, one for the file and one for the managing broker. We found that using just one (that was all that was done priviously) and put in the master file would OFTEN grow legs and walk off...

I strongly agree with KY. I wouldn't waste my time with that greedy broker myself. Besides, if you showed the property to the buyer, you should have the proccuring cause and should get compensated for doing so.

Once upon a time there was frog sitting on a lilly pad in the middle of a lake.A scorpion happened by and wanted to cross that lake.He saw the frog and had an idea,He said Mr Frog can you help me by letting me get on your back and you can take me across the water.The frog looked at him like he was crazy and Replyed No Way scorpion dude.If I let you on my back you will sting me and ill die.The scorpion replied ..Dont be silly. Mr frog if I sting you while we are traveling across the water we will both die.The frog Thought about it for a minute and realized the scorpion had a point.So the frog agreed,Half way acroos the pond the Scorpion Stings The frog.The frog fraking out looked back at the scorpion and said.....Mr Scorpion Dude ,Why did you do that? Now we are both going to Die.The scorpion then said.....BECAUSE iM A SCOPION AND SCORPIONS STING FROGS.
The moral of the story is Hop away little froggy the scorpion lost a valuble asset.... You so in a sense he killed himself in the deal also but you have learned from this experiance to get it in writing.
