What do I have to put into a sellers net sheet ?
Is there a list where I can find the approximate amounts a seller has to pay for:
- Deed recording fee
- Dee preparation
- Wood infestation report /termite letter
- Transfer tax
- ? what else
-- in SC ?

Ask your broker what is customary. Your broker should be able to give you estimates of each too.

I would ask the title company. If you have never used a title company, you may want to get aquanted with one because you will need to use one eventually. At least here in California we use them on every transaction. I even use them from time to time to prepare Sellers Net Sheets. Or, you may want to talk with one of the seasoned agents in your office. They should have a standard Sellers Net Sheet form which the use for every transaction. Have them give you a copy of one they used in the past and have them explain how they came up with the amounts. Some amounts are pretty standard, and some amounts are based on percentages.

mortgage payoff
other liens
per diem interest
prepayment penalty
title insurance
closing cost paid for buyer
prorated taxes
HOA dues
release of lien fee
any repairs required

I have a program I got from a Title company, it's on my desktop and on my pda, it computes seller and buyers estimated closing costs and a lot more, and I can print it out and give it to my clients. I used to get my net sheets from the Title companies, and I'm sure they or your Broker will happily tell you the normal charges to fill in.
