I use a script here in nevada, but that won't necessarily help you. Ask your broker

Hello, Talk to seasoned agent in your office or ask your broker...Depending on the buyer I have to deal with I tell them upfront the benefits of the agreement.

You might try by explaining that because you work with many buyers, it is always possible that you will have people that are interested in the same area and the same price range at the same time. In my area it is important to know about new properties as soon as they come onthe market. If you happen to be working with 3 sets of buyers all looking in the same area and the same price range but only 1 of them uses you exclusively and the other 2 use whoever they feel like, which buyer do you think gets called first when a "hot property" hits the market?
If your buyer changes his/her mind what do they have to do to get out of your agreement? If it's simply putting the request in writing and giving it to you, do you tell them that? Sometimes letting people know that there is an easy way out helps. I've heard agents say "If at any time you are unhappy with my service all you have to do is tell me and we can tear this up."
If you truly believe that it is in the BUYER'S best interest to sign the agreement, I think you should be able to convince them of that.

I'm not a fan of "scripts."
I agree we make this complicated. Asking a client to sign a listing agreement is not difficult, why should a buyer agreement be?
Caution when giving examples of what happens without one... remember that everything you say affects the future client's opinion of you.
I treat it as a bit of a formality. Once we've definied our relationship, it's just a way of documenting it... but don't diminish the fact it's a legal document/contract.
I emphasize the fact that the contract binds me as much as the buyer.
