I am wondering if any knows where to market an established real estate web site with top rankings? How does one figure the value of the site?

Normally the value is in the unique vistor count per month,as well as you`re ranking in both google and yahoo.

No... the value in a real estate site is the number of transactions derived attributed to it. Ranking has no significants unless it actually generates transactions.

Most successful agent could care less about how many people visit a site or page... $$ in quality leads resulting in solds and listings is what counts.

The most worthless thing a site can do is generate large amounts of worthless or low quality leads. Far too much trash to filter through to find what appears to be a real lead and too high a potential to overlook a good one.

unique visitor counts is pure web master hype to mis lead people. Real Estate Web sites are not about counts they are about content and results in transactions and no site with huge counts and no documented transactions is worth a cent.

Interesting take on the unique visitors. I look at it differently. Web site ranking allots for more prospects to enter your site. In a way the site becomes the Search Engine where the prospect looks for a home. The details towards intial contact,emails, follow-ups and than POS (point of sale) is what I beieve extremely important if you want a steady flow of business. The value of the site is the actual lead generation + sales, which is why some many companies now sell that concept to Realtors.

There are any number of web sites that will help you sell your web site. http://www.bizbuysell.com/ is one.

Often, a business, including a web site, is valued by multiplying the annual gross by 3-5 times. There is little value, outside of ego, for unique visitors and pagerank. Most of the value is in your bank.

IF you'd like to sell your site, there are many internet-types that might very well be interested in purchasing your site.
A website -wether it be for a realtor or a car dealer- can act as a revenue source if properly marketed using adbvance Internet Marketing techniques.
Click on my Wannabee Realtor blog link and then scroll down to the bottom and click on the small banner that says, "I'm Richer Than You Are"
This will lead you to a site where you can learn all about Internet Marketing.

By the way, Ebay is also a great place to sell a site.

Tremendous insight …..

Random organic search results today, are exactly what cold calling and door knocking were 10 years ago. Keeping busy not making money.

They used to say knock on 100 doors for an appointment, get 10 appointments and land 1 listing.

Today it’s web masters proclaiming a 3% conversion rate.

For my money a 3 % success rate is the same as a 97 % failure rate I would never consider a model where 97 % of the time I knew I would fail .

But it certainly keeps the competition busy.
