Let me start by telling you a little about myself. I completed my real estate salesperson education in February and just got around to taking my state test where I passed. I am currently busy with other career ventures, so I chose to have my license to be held by the state as inactive. Since I am busy with other things I have not looked for sponsoring brokers, or seriously pursued my real estate career.

I am in the position now that I need to sell my house and purchase another due to relocation. What I am wanting advice on is the best way to accomplish my above mentioned goal of selling and buying a new house. Would it be smart for me to just find a broker that will hold my license so I can join MLS and any other assoc. so that I can get maximum exposure for my property? I am looking for any input or suggestions. I have had all the classes, but remember that was 4 months ago and unless you use your knowledge you lose it.

Hello Brandon,
If you decide to list your own home like you said, you have to become member of the local association and MLS for short period of time. It would be better to active the license in the area you are giong to move if you are familar with the area. If not then you may not have much choice but to find a buyers agent and get a referral fee on your home purchase.

If you do, interview several and get the monthly costs and prorated yearly board costs up front so you know what your dealing with.
Also, make sure you go with a company that will not take any portion of the sale of your own property.
I think it is a shame when the broker wants a piece of his/her own agents property. The good brokers will give you 1-2 sales of your own property per year, enough to sell your own and buy a new one.
