Well, I now work solely for buyers and NEVER ask them to sign one.
If I'm not able to earn their loyalty because of how I explain -- and demonstrate -- the ways in which I'm committed to looking after their best interests, I don't deserve it!
Too often, the EBA is used by agents as an excuse to earn a commission for doing as little as possible. Listing agents can get away with this, because there are hundreds of colleagues who can come up with the buyer. But as a Buyer Agent, I'm on my own. There isn't a single additional person going to look for "the one right house" for the client, is there?
