Just wondering if you guys could tell me at what point do you have your buyers sign an EBA?

1. If the person is a relocation referral, they need to sign and return before they get on the plane.

2. If it's a local person who was not a referral or who does not seem seriously motivated, I usually have them sign before we go see properties.

3. If they are interested at all in new homes, they sign asap in case they go looking without me. I tell them not to go without me, but sometimes they "drop by" a builder open house.

4. If it was a referral and I trust them, we will sign before we submit an offer.

Dees advice is good.

I usually just make it my general rule to make sure I have a signed document before showing them anything.

Well, I now work solely for buyers and NEVER ask them to sign one.
If I'm not able to earn their loyalty because of how I explain -- and demonstrate -- the ways in which I'm committed to looking after their best interests, I don't deserve it!
Too often, the EBA is used by agents as an excuse to earn a commission for doing as little as possible. Listing agents can get away with this, because there are hundreds of colleagues who can come up with the buyer. But as a Buyer Agent, I'm on my own. There isn't a single additional person going to look for "the one right house" for the client, is there?
