just to start things off... Who do you do most of your investment work for? Yourself or your clients? What type properties do you work with? Rehabs, foreclosures, Properties that have high appreciation potential, Commercial types?

Hey Reality Check...
Well it all depends.. For many years I did my own investing.. Due to some personal reasons, I changed to working with others and helping them do their investing... This year I am going to be going back to working with both my clients as well as investing for myself..

And yes as a real estate professional, I do use creative methods of financing for these... I have purchase everything from Homes to commercial property to golf courses, yes golf courses, creatively...

Do you do your work on a fee basis or commission or do you retain interest via some form of partnerships? If partnerships what forms do you use?? simple partnerships, Sub-S, LLC or just Land Trust???

To be honest with you, each transaction is totally different... As in all real estate transactions, variables are different in everything we do, it is a way of life... honestly I really don't think that any two transactions/deals were exactly the same...

90% of my business is with investor's i don't work much with homebuyers anymore unless it comes to me as a personal referral.

i do a lot of multifamily sales, foreclosures, and am starting to do some nnn commercial properties, within the next year or so i would like to get to where i am only doing commercial deals and large multifamily deals.

personally i buy sfh for rehab and resale, i buy a couple for rental each year. right now sticking with 6 rental properties until things calm down.
