Hundreds of them are available... simply do a search on line.
Good ones... well that is a total different story... really depends on what you wish to analyze.
I probably have more than two dozen, some do different things and relate to different property types... no ONE FITS ALL program exist or could.
Check the book store at CREI and you will find some free and some that cost a few bucks and many investment courses have CD's that contain various analysis programs.
I have a spreadsheet I use for most of my work that I developed over several years... but I am probably the only one that could understand how to work it due to the piece mill way it was put together as I needed items I added them in but in no logical order.
That is what I see being used by most investors... a homemade cut and paste excel sheet.

Good Morning Bob.. Well to be honest not everybody has the same type and idea for Property analysis software. And the homemade excel spreadsheet is one of the more popular ways for this. The reason for that is that most investors are "penny-wise"... Now something that you must think about is everyone has different wants, needs, likes, requirements, etc. when they are looking for investments, especially property investments...
I have one friend that only invests in "mediterranean looking" properties that have a cap rate of such & such.... or another that only invests in 2 to 4 unit traditional ranch style units that must gross so much regardless of the cap rate and/or profitability of the property..
That is why there are so many different types of programs and spreadsheets available for property investments... I know those are rather strange examples of people and customers but hey they exist... So if you have some extra time to kill and feel like downloading and "demo-ing" different programs... Go for it, you may just find one that will work for you... Or you might just find a very good overall general program that fits the majority of your and/or your clients needs..
As for myself, I have a spreadsheet done that covers the information needed by everyone. If I need it to be changed to suit a particular property or type of property or investor, that is what I do...

homemade sheets in excel myself, have different ones for rental properties, rehabs, and nnn properties. I also made a APOD sheet in excell which is really good for rental properties, especially larger apartment complexes.
i would be interested in seeing someother free ones, have to check out that site he was talking about.

I've always used excel as well. For larger investment properties, I do all the numbers and analyzing myself. I don't always trust programs

Check out RealTools at niche-sw.com, it has a pre purchase analysis. You can usually find it on ebay and save a few $$. I primarily deal in buy and hold SFR's and this works well for me.

I use Excel as well. You can usually find some programmer type in your area to create some cool macros too that can make your spreadsheets pretty complex and able to break your analysis down to great detail.
